Developer alters Charles River housing proposal

A few hundred marketrate apartments would be built along the Charles River in Brighton under a Boston developer’s plans that also include an affordable condominiu­m building across the street.

Dinosaur Capital Partners LLC has submitted a letter of intent for a sixstory building with 211 market-rate apartments at 1550 Soldiers Field Road and a separate four-story building with 38 incomerest­ricted condos at 21 Soldiers Field Place.

The real estate developmen­t and advisory firm said 148 parking spaces would be available in a garage underneath the apartment building, while condo tenants would have access to 32 open-air spaces.

The sites are about two miles from exits 17 and 18 of the Massachuse­tts Turnpike. A two-story, 44,800-square-foot office building, built in 1960 and renovated in 2000, with parking for 150 vehicles currently occupies the 1.08-acre Soldiers Field Road location.

Officials from Dinosaur could not be reached for comment.

The company’s project would be a “design-forward” developmen­t, according to the letter to the Boston Planning & Developmen­t Agency.

“The overall project site will be master planned and designed together, with vehicular access from Soldiers Field Place, compatible site and pedestrian access improvemen­ts, robust usable open space and related public realm measures,” the letter states.

Dinosaur originally planned a 230-unit apartment building with 30 affordable units on the Soldiers Field Road parcel, with parking on Soldiers Field Place, but said it changed the project after community feedback.
