Developer pitches major overhaul for Dot Market space

Cornerston­e Real Estate’s plans to replace a longtime Dorchester corner market/ meat shop and a separate bar call for a new 38-unit residentia­l building with an updated market location and space for a restaurant in the Columbia-Savin Hill neighbor- hood.

The Boston developer’s proposed five-story building would span 43,800 square feet, replacing the existing Dorchester Market and Tom English Bar, which are housed in two single-story buildings separated by a parking lot at 951-959A Dorchester Ave.

A 2,504-square-foot space in the new building is allocated for Dorchester Market’s new store at the corner of East Cottage Street, which would be complement­ed by outdoor selling space and seating, according to a small project review applicatio­n submitted to the Boston Planning & Developmen­t Agency. Dorchester Market has operated since 1955. The market would be separated from the 3,820-square-foot restaurant space by the building’s residentia­l entrance and lobby.

The building’s residentia­l units, five of which would be affordable, would range from a 505-square-foot studio to 1,033-square-foot two-bedrooms. Residents could park in 26 basement-level garage spaces that would be accessed from a private way off East Cottage Street.

Cornerston­e could not be reached for comment. It purchased the properties for $3 million last August from Thomas A. English III of Quincy, according to a Suffolk County Registry of Deeds filing.

Boston’s RODE Architects Inc. is designing the proposed building.
