Find Your New Home at Meadow Brook Estates’ Octoberfest

- By Meg Barone

Just when a caterpillar thinks its life is over it turns into a butterfly. It’s an image that is fitting for the construction projects at Meadow Brook Estates in Oxford, which are winding down. With every ending comes the opportunity for a new beginning. The last phase of construction at Meadow Brook Estates will bring to an end the role of the developer, Haynes Construction, which has shaped Meadow Brook into a sought- after community over the last 15 years, when ground was first broken on phase one. The final phase of development will also signify the start of a new chapter for those who purchase one of the last remaining home sites in this maintenance- free, 55- plus active adult community. Only 13 sites are left, four of those for detached homes; the others are attached home sites. When those have sold it will bring the community to a total of 246 detached and attached homes in the bucolic setting of Meadow Brook Estates, which straddles the towns of Oxford and Seymour. Prospective homebuyers have an opportunity to experience Meadow Brook Estates first hand and interact with the residents at Meadow Brook’s Octoberfest on Sunday, ( Oct. ???), ( time???), according to Lisa Patterson, project executive for Meadow Brook Estates. The event is free and open to the public. Patterson said the fun, festive, fall atmosphere will give homebuyers a chance to walk the last few sites, tour the model homes, and serve as judges in the community’s 2nd Annual Bake- off. Meadow Brook residents will enter their favorite fall baked goods in the competition. Visitors will sample and judge those recipes. At the Octoberfest, people can “pick out their next home site and let us build the model that best fits their lifestyle,” Patterson said, adding that the home designs are customizable. No two homes are identical and every home buyer has the opportunity to modify the home design they choose to meet their individual needs, she said. Haynes is committed to providing every buyer personalized service. It is a maintenance- free community “from the sheetrock out,” Patterson said. All lawn care, garbage and recycling curb- side pick- up, and snow shoveling is taken care of for the homeowners. Better be careful about whose pie, cake, cookies, or bread you vote for, one person joked. The winner or loser could be your next door neighbor at Meadow Brook. Available home sites in the last development phase are strictly in Oxford, a rural community yet convenient to life’s essential elements – shopping, recreation, medical facilities, cultural venues, and transportation. Oxford is conveniently located within fairly easy access to I- 84 and Route 8 and, in fact, Meadow Brook is about equidistant to both. Oxford officials have developed the town responsibly in recent years, bringing into town a grocery store and other amenities without relinquishing its distinctive charm. Meadow Brook Estates has 77 acres of open space and offers a low homeowners’ association fee and, as an added bonus, the town of Oxford has low taxes, especially compared to some neighboring municipalities, said Patterson, who feels bittersweet about the community moving into its last phase. She found symbolism in the recent construction of Miles Lane, the third and final entrance and exit into Meadow Brook Estates. “When we broke the road open and reached ( upper) Great Hill Road it signified Haynes’ exit. Haynes realized they were building their own exit from Meadow Brook,” Patterson said. But she also realized that the end of Haynes’ role is brought about by the success of the desirable active adult community, which is nearing capacity because of its desirability. The creation of Miles Lane bring to three the number of entrances and exits into and out of Meadow Brook. Patterson said it adds to the safety factor giving emergency vehicles better access, and it also keep traffic to a minimum.
