How can buyers see potential in a home that needs some TLC?

It can be tough for home buyers to see the potential in a property that needs TLC. The idea of living through a renovation can feel intimidati­ng, especially to a first- time home buyer. If you’re willing to take the leap and have a little imaginatio­n, that TLC property may turn out to be a diamond in the rough.

My background is in interior design and home staging. I love looking beyond the surface to help buyers see themselves in a space they might have missed if they hadn’t taken a closer look. I encourage buyers not to be scared off by words like “TLC” or “as is” in a listing. We want to see the property to determine just how much work there is to be done.

A home that needs cosmetic updates will not require the same investment as a home that needs structural changes. It’s amazing how just a few changes can improve a space.

I want buyers to see a TLC property as an opportunit­y rather than a problem. You’ve been given the gift of a blank slate. You don’t have to pay for a freshly renovated kitchen that isn’t the kitchen of your dreams; you can make it exactly what you want from the start and put your budget into the things that matter most to you and your family.

TLC properties can be a great investment and, in some cases, create instant equity. What’s not to love about that? Taking a chance on a fixer- upper can pay off in so many ways. If a buyer is willing to put in some work, it might mean they can afford a home in a location that seemed outside their budget.
