Meadow Brook Estates Offers Comfort in the Midst of Crisis

- By Meg Barone

Since breaking ground almost a decade ago Meadow Brook Estates in Oxford has attracted down- sizers, empty- nesters and nature lovers because of its convenient location and amenities, although never before has it seemed so desirable. Interest is increasing in Meadow Brook Estates, an active adult community, in this age of coronavirus, as people reconsider the thought of living in more densely populated neighborhoods. This community is known for its wide open preserved land, privacy, and healthy living environment where its residents can safely socialize. “We’re nestled on 122 acres, of which 77 acres are preserved open space. Residents enjoy all of the natural open space as if it were their very own backyard,” said Lisa Patterson, project executive for Meadow Brook, a Haynes Development community. According to many scientific and medical researchers there is a link between vitamin D deficiency and the severity of Covid- 19 cases in some people. At Meadow Brook there is a wealth of opportunity to bask in the sunshine. Vitamin D is often referred to as “the sunshine vitamin.” The attractively landscaped, tree- lined property with streams and ponds pays tribute to the town’s rural character, offering a quiet country setting yet only minutes from all the features that contribute to a desirable lifestyle: a grocery store, pharmacy, take- out and delivery restaurants, medical facilities – including a 24- 7 emergency walk- in clinic, walking trails, a dog park, and many other amenities. All of this located with easy access to I- 84 and Route 8. “It’s country living in the suburbs. It’s got everything,” Patterson said. At the end of each cul- de- sac there is a gazebo that allows residents to gather and socialize at a safe distance. Additionally, there is no community center or swimming pool or on- site gym. Residents of active adult communities that offer such features often pay higher association fees. The homeowners at Meadow Brook need not regret paying for features they cannot even use or enjoy at the moment. Further, there is no temptation to congregate at amenities that are not conducive to social distancing. Meadow Brook’s homeowners pay low association common fee and enjoy maintenance- free living in their custom homes that are thoughtful designed, energy efficient, and well- built by expert craftsmen. All of them come with city water, natural gas and public sewer connections. The HOA fee includes roofing, siding, and all landscaping needs. Prospective homebuyers can select newly constructed attached and detached homes that are available in several models with one, two, and three bedroom options. Only seven homes remain available within the 246- home community. Patterson said there is ample space between the single family houses. “We maintain a minimum of 30 feet of lawn between homes,” she said, adding that distance more than is provided at most senior living communities. The attached, or double, houses have double walls between them, and all the homes are Energy Star and HERS- rated, and well ventilated with air purification functionality in the ductwork of the HVAC systems that can kill up to 99 percent of germs and viruses, Patterson said. Windows are all Argon gas- filled double- paned for energy efficiency. “We’re providing a healthy, safe, comfortable community with privacy yet you can socialize within that safe community,” she said.
