Beach houses are among the most valu­able real es­tate prop­er­ties out there. What to con­sider if you are think­ing of sell­ing yours?

CEO Casey Lesher of HOM Sotheby’s—Real Es­tate of­fices of Casey Lesher sheds light on how to up­date your beach cot­tage to make it most sell­able.

1. WHITE. A white foun­da­tion will al­ways sell in a beach house. “Buy­ers have sim­ply lost in­ter­est in color. If you want to sell quickly and for the most money, in­vest in de­col­or­ing,” says Casey.

TREND PIECES. “Buy some cur­rent and lat­est de­sign trend pieces—a small in­vest­ment for a big re­turn. You may not like it, but your buyer will,” says Casey. This way, your home will have more mass ap­peal, and you won’t be try­ing to sell buy­ers on your style.

BEACH AC­CES­SORIES. Even if you don’t par­take in pop­u­lar beach ac­tiv­i­ties, dis­play bikes, pad­dle boards and other beach-re­lated items. “Show and of­fer what beach liv­ing is all about,” says Casey.
