Work begins to create boutique hotel

With building permit in hand, developer has begun ‘clean-out’ effort

A building permit has been granted for a boutique hotel at the corner or Wall and John streets in Uptown Kingston, and “clean-out” work has begun inside the building, according to the project’s architect.

Scott Dutton said more intensive interior work at 301 Wall St. is expected to start within “a couple of weeks,” but he did not have a timetable for the project to be completed.

The hotel, so far unnamed, is being developed by Charles Blaichman of New York City, the principal of Hudson Valley Developmen­t LLC, and will be the first to open in the city’s Uptown area in years.

The hotel, which gained approval from the Kingston Planning Board in January, is to have nine guest rooms on the second and third floors of the

building and a restaurant on the first floor. Dutton said the restaurant space will be leased to a separate operator.

A “special use” permit for the project was issued after concerns about exhaust from the kitchen were resolved by moving the vent out of sight from the street, Dutton said previously.

“We can penetrate through that roof and have the exhaust not be visible,”

the architect said.

The building where the hotel will operate used to be a bank and most recently housed the Tonner Doll Co., which has moved to the town of Ulster.
