Watson Run offers peaceful, rural living for active adults
Amid rolling farmland, nestled in the heart of Pennsylvania Dutch Country, the active adult community of Watson Run perfectly blends peaceful rural living with proximity to some of Lancaster County’s best shopping and attractions.
Located off Route 772 in Gordonville, Leacock Township, the 55-plus community by Berks Homes offers low-maintenance living that gives residents more time to do what they really enjoy — whether it is taking advantage of the community’s clubhouse and walking paths, visiting nearby Kitchen Kettle Village, shopping the outlets or enjoying a show at one of the entertainment venues on Route 30.
Watson Run’s seven open floor plans, including a two-story option, range in size from 1,348 square feet to 2,471 square feet and come in a variety of elevations. All have first-floor master suites. Prices start in the mid-$200s.
Standard home features include a combination of vinyl siding and stone, stucco or brick front per design, two-car garage, double-hung low-E windows, and professionally landscaped front yards.
Interiors at Watson Run include 9-foot first-floor ceilings in some models and engineered hardwood flooring in the foyers. Spacious kitchens feature a choice of raised- or recessed-panel cabinets with select stains and finishes, plus an energy-efficient gas range, dishwasher, microwave, and garbage disposal.
The Watson Run Homeowner’s Association fee covers use of the clubhouse, which includes a heated outdoor pool, fitness center and large kitchen. The fee also covers maintenance of community walking trails, lawn and landscaping maintenance, snow clearing on driveways and sidewalks, trash removal and recycling. The Homeowner’s Association maintains its own Facebook page. They also create and distribute a community newsletter to keep all the residents informed and engaged with tips, area info, humor and the many activities scheduled throughout the year such as trips, monthly breakfasts, a Bingo night, Christmas House Tour, and a Valentine’s Day event.
Currently, Watson Run has nearly 25 home sites available, with another 30 coming in a future phase. The community will have 178 single-family homes when complete. It is the perfect place in which to downsize.
Founded in 1973, Berks Homes currently has 20 communities in eastern/central Pennsylvania and Delaware appealing to a wide range of demographics, from first-time homebuyers to active adult buyers. The most enjoyable part of the buying process happens in the recently renovated 5,000-square-foot Selection Gallery where consultants guide new homebuyers through the vast array of product options with which to personalize their new homes.
