Regional planners to discuss rezoning
The Warren County Regional Planning Commission Executive Committee is scheduled to consider rezoning 127.2 acres at 3090 U.S. 42 in Union Twp. during a meeting on Thursday.
Highland Development Partners, agent for owner Elijah Rapp, is seeking the rezoning from light industrial manufacturing. The land is southeast of the Bunnell Road intersection with U.S. 42 and with frontage on Columbia Road. A planned unit development is proposed. The plan calls for 43 detached single-family dwelling lots on a network of streets and provides 30 acres for private common open space.
The current county comprehensive plan designates most of the western portion of site in the category for development for industrial use. A smaller portion of the panhandle part of the site that fronts on Columbia Road is also designated for industrial use. The balance of the site is zoned for agricultural or rural residential use. But the commission is concluding a Union Twp. Comprehensive Plan update in which the entire site is zoned for low-density residential use.
The plan also calls for a pool, playground, fishing pond, sports field or community garden, hiking trail and other amenities. No sidewalks are proposed along the streets and none are required. However the plan shows a walking path network which circulates through the rear common boundary of some of the dwelling lots in connecting them to the common open spaces.
