CREEKSTONE PROJECT PASSES HURDLE FOR DEVELOPMENT

Proposal calls for up to 145 single-family units on 68 acres.

BEAVERCREEK — Creekstone, a proposed single-family home subdivision in the Grange Hall and Shakertown Road area, could be coming to Beavercreek soon following the city planning commission’s recent approval of a rezoning request.

The Oberer Land Developers project would include up to 145 single-family units on about 68 acres currently owned by Miami Valley Research Park.

“We have over a dozen different floor plans with over 50 potential different elevations that offers a lot of variety in the neighborhood and a custom look,” said George Oberer Jr., the developer, during a recent planning commission meeting. “These would have large front and rear yards. Also, they’re designed to have the potential for side entry garages and three-car garages.”

The plans call for a combination of single- and two-story homes ranging from 1,865 to more than 3,000 square feet, Oberer said.

Many of the lots will have wooded rear yards.

“We’re doing our best to preserve the trees in the creek areas and some of the green space areas,” Oberer said.

The outside area of the homes will be maintained using lawn care and snow removal services, according to city documents.

Construction on the housing development is expected to start in spring 2017 if the plans are approved by the city council.

“The average price point on the semi-custom homes or the traditional single-family homes will be right around $400,000,” said Randy Burkett, a city planner.

The project is one the most recent new housing development proposals in the city. Tonight, the city council will hold a public hearing on The Lux at Beavercreek. The Lux would include 100 units in the Hibiscus Way and Park Overlook Drive area near the Lofts at Willow Creek.

The Lux is a modification to the initial site plan for College Park South, which had about 166,000 square feet that would be used for three professional office buildings. One office building has been built and is now being used by Riverside Research.

The city council meeting will start at 6 p.m. in council chambers inside city hall located at 1368 Research Park Drive.
