HOTEL, AUTO DEALERSHIP PROPOSALS MOVE FORWARD

Hotel planned near Austin Landing, and car dealership near mall.

Proposals for a MIAMI TWP. — hotel and an automobile dealership at opposite ends of Ohio 741 in Miami Twp. are moving forward.

Modified uses and standards for developers seeking to build a Home2 Suites by Hilton near Austin Landing and a Volkswagen dealership north of the Dayton Mall have been approved.

The Miami Twp. trustees Tuesday night 3-0 vote to accept changes to the preliminar­y developmen­t plans at The Exchange at Spring Valley will allow detailed documents for a four-story, extended stay hotel on 1.8 acres across from MetLife and LexisNexis to be presented early next year, said Greg Smith of 741 Developers Ltd.

Smith declined to discuss the project’s cost. But a 66,000-square-foot Home2 Suites that recently opened in Liberty Twp. was a $9 million project.

“The hotel would add to the walkabilit­y of the developmen­t,” said Smith, also project manager for the Oberer Companies. “We currently have a mix of some retail uses, which are always considered to be (complement­ary) uses to the office uses. We feel the hotel will also be a complement­ary use.

“Many people who will be staying in the hotel will be people who are business travelers primarily for the offices nearby and across the street.”

Those who stay at the hotel — to be located at Spring Valley Road — will be within walking distance of the various restaurant­s and retail businesses within the 40-plus-acre developmen­t.

“So we think it’s a good mix for a synergy very similar to what’s going on at Austin Center,” Smith said.

Residents who live east of The Exchange at Spring Valley spoke against the plan, saying it would increase traffic and have a negative impact on property values.

“It’s not going to improve my quality of life,” said Bonnie Stelzer, who said she has lived in the area for 19 years. “Traffic is going to be a nightmare.”

White Allen’s proposal, expected to cost at least $3 million, calls for a 20,200-square-

foot Volkswagen dealership proposed on 3.6 acres next to the White Allen European Auto Group.

It replaced a plan for a 9,000-square-foot preowned car dealership both the zoning board and trustees had rejected.

If given final approval, it would give the company side-by-side dealership­s on Springboro Pike on the borders of the township and Miamisburg.

It also would add to an automobile sales corridor near the Dayton Mall that includes four Matt Castrucci lots on Mall Park Drive, Walker Toyota on Ohio 741 just south of the mall and Interstate Ford on Ohio 725 west of I-75.

White Allen, which began in the 1930s, also operates Chevrolet and Honda dealership­s in Dayton.
