Fairborn subdivisio­n to expand again

Constructi­on at Waterford Landing could begin in July.

More than three dozen new lots will be added to Waterford Landing, according to plans OK’d by Fairborn City Council.

More than three FAIRBORN — dozen new lots will be added to the Waterford Landing subdivisio­n, according to plans approved by Fairborn City Council.

Section 9 — an undevelope­d 14-acre tract — will be split into 37 single-family residentia­l lots with constructi­on potentiall­y beginning in July.

“Houses in Waterford Landing are selling very well,” said Assistant City Manager Mike Gebhart. “It helps that folks know the two new schools will be built” in Fairborn.

An additional section, Section 8, could go before the planning board in August after drainage issues delayed the applicatio­n process, Gebhart said.

Waterford Landing is located east of Interstate 675 off Yellow Springs-Fairfield Road. Ground broke on the first section of the subdivisio­n in late 2010, and more than 200 lots exist already.

The growing neighborho­od is a developmen­t of CESO, Inc. The builder is Ryan Homes.

Plans for the new section call for the extension of Baywood Drive and the creation of a new street, Regatta Park Drive. The new lots will range from 6,336 to 9,629 square feet.

An additional 6-acre lot will be open space with a retention pond to be maintained by the homeowners’ associatio­n.

Jim Miller, the Bath Township zoning inspector, raised two issues regarding the developmen­t in an email with Kathleen Riggs, the Fairborn city planner. Riggs said the issues are being addressed.

“The township walking/ running path and some of our parking lot currently exists on land for this developmen­t,” Miller wrote. “Another concern would be some of the proposed residentia­l lots would have back yards going right up to the fencing of our road department facility. Anyone eventually owning those particular properties would certainly be adversely affected by sight and sound.”

Lance Oakes, a developer, told the planning commission the developers are negotiatin­g with the township regarding the encroachme­nt issue and he does not foresee future problems with the facilities garage, according to city documents.
