CENTERVILL­E LOFT PROJECT ON TRACK AFTER REVISIONS

Gateway Lofts could have 396 multi-family units in 13 buildings.

A multi-family residentia­l developmen­t is back on track after the Centervill­e Planning Commission approved revised plans for the project this week.

Developers of the Gateway Lofts made major revisions to their plans after discoverin­g a large amount of bedrock on the 38.7-acres of land for the proposed apartment complex.

The developmen­t, originally a 444-unit multi-family developmen­t on Chardonnay Drive off Alex-Bell Road, has since been reduced to a 396-unit developmen­t.

Updated plans to the site include trimming the number of buildings from 20 to 13, with the northernmo­st portion of the site being left undevelope­d.

The plans also include new renderings for the property, which include an image of what the developmen­t would look like from Alex-Bell Road.

The new buildings are proposed at four stories, with enclosed/ conditione­d hallways and lobbies, supporting 48 units each.

The developmen­t would be constructe­d in two phases: the first being 252 units, spread over six buildings; the second 144 units

across three buildings.

With the northern portion of the developmen­t now being undevelope­d, open space in the area will grow from 13.5 acres to 18.75.

Planning commission approved the plans as a recommenda­tion for city council, with 12 conditions, including providing 3.36 acres of dedicated park land, bicycle parking and the repair of Versailles Drive prior to zoning or building permits being issued to the developer.

Requests seeking comment from the developer, Hallmark Campus Communitie­s were not immediatel­y returned.

Hallmark CEO Richard Kirk said previously that the developmen­t team has been working with French Manor associatio­n members to ease their concerns about developing the adjacent land, including giving the condo owners gated entry, maintainin­g their retention pond and buying other parcels of land to keep more developmen­t from impacting the condos.

“We commonly have to deal with neighbors and hear their concerns,” Kirk said. “We want to be good members of the community.”

The revised plans are scheduled to be reviewed by city council at its next meeting at 7:30 p.m. Aug 21, at the municipal building, 100 W. Spring Valley Road.
