COUNCIL TO VOTE ON PLAN FOR HOMES ON BEAVERCREE­K FARM

Approval of housing plan recommende­d by city planners.

City planners in Beavercree­k are recommendi­ng approval of a plan to build homes and apartment or assisted-living units on Cedarbrook Flower Farm.

City Council will consider today the rezoning request and the conceptual plans submitted by Design Homes and Developmen­t to build on 28.5 acres in the 3200 block of Shakertown Road.

The project calls for mostly single-family residentia­l homes, but about 6 acres in the southwest portion of the property is slated to get apartments or assisted living units.

The homes are expected to be priced on average at $450,000 and constructi­on on the first phase could begin in April, according to Beavercree­k City Planner Randy Burkett.

The property is valued for tax purposes at $332,550, up from $247,400 estimated value in 2013, according to the Greene County Auditor’s Office.

Design Homes and Developmen­t, based in Washington Twp., sent a letter to the city in July indicating they are under a purchase contract with Cedarbrook Flower Farm LLC and requested the property’s zoning be changed from agricultur­al use to residentia­l.

The city’s planning commit-

tee imposed restrictio­ns on the project: No more than three dwellings per acre; homes are to be at least 15 feet apart; and lots shall be a minimum of 60 feet wide.

Burkett said the most homes that could be built on the land, based on the accepted proposal, is 85.

There will be two roads into the new community, the primary access from Shakertown Road and a second access point will be connected to Newton Drive.

“This access point is crucial as it also represents a secondary access for a 322home residentia­l neighborho­od which currently only has one ingress/egress point,” the city’s staff report reads. “This will help alleviate some of the congestion at that one point.”
