Patios in works for new Austin Landing building

Midmark plans for move to location once project is completed, around Oct. 2018.

The planned three-story MIAMI TWP. — building that’s expected to be home to a Dayton company’s new headquarte­rs at Austin Landing will have patio space for future office tenants, as well for restaurant­s.

Midmark Corp. has announced plans to relocate to the 38,822 square foot building, for which plans call for office space on the second and third floors, and restaurant and retail on the ground floor.

Proposals for the site “include outdoor seating ... for the office users on the second and third floor” of the site to be built at the corner of Penny Lane and Rigby Road, Miami Twp. Deputy Community Developmen­t Director Kyle Hinkelman said.

Among them, he added, will be one on the south side of the building’s top floor overlookin­g Austin Landing’s park and Cinépolis Dayton, the complex’s 12-screen premium movie theater.

“We’re proud of the design,” said Cindy Wenz of VisCap Developmen­t, which manages Austin Landing. “We think it’s an appropriat­e design ... for that developmen­t.”

The project – approved unanimousl­y by township trustees Tuesday night – calls for about 25,901 square feet of office space, and 12,921 for restaurant and retail, records show. The building will be attached

to the five-story Progress Park Tower directly to the east and have facades consisting of a mix of materials to blend with nearby structures, Hinkelman said.

It will have “bricks and stone similar to” Progress Park Tower, he said. And “you will also see a white stone and metal portion that’s very similar to the Cinépolis” site.

“The attempt here by the architect of the applicant,” Hinkelman said, “is to create somewhat of a transition­al space, bringing some of the buildings that are primarily brick and stone and some of the building materials used in Cinépolis together in one building façade – three building façades, really – to create that transition­al space.”

VisCap has not announced any tenants for the site. However, Midmark, has announced plans to move to the Miami Twp. location when the project is completed, which is projected to be in October 2018.

The provider of medical, dental and veterinary healthcare equipment solutions has said it has finalized lease negotiatio­ns for about 12,000 square feet on the third floor. The company will move approximat­ely 20 to 25 positions from the current Dayton location.

Hinkelman said the building’s parking needs “substantia­lly could be serviced” the garage’s 660 spaces.
