2-story Georgian Colonial has open floor plan, expansion option.

The two-story home at 309 Shady Tree Court in Englewood combines features of the Georgian Colonial architectu­ral style with a versatile interior floor plan to accommodat­e today’s lifestyles.

Brick constructi­on, portico styling of the wraparound porch, evenly spaced windows and a dormer at the highest rooftop accent the facade of this home built in 1996 on a wooded lot at Millwood Estates.

“The house is perfectly suited for entertaini­ng with an easy flow circling around the main gathering areas and to the downstairs,” said coowner Nikki Studebaker.

She and husband, Matt, purchased the home in 2002. Pride of ownership is evident in their maintenanc­e and frequent updates, including lighting, carpet and other flooring, and remodeling of the lower level.

The setting is an asset, also.

Studebaker said, “It is wonderful to be in town with all the convenienc­es, and our woods back up to Centennial Park where there are walking and biking paths that connect to our neighborho­od. There is also a fishing lake there.”

With more than 4,500

square feet of living space, the home is listed for $349,000 by Karen McDorman of Irongate Inc. Realtors.

Pilasters flank the covered front entrance leading into a wide entry hall enhanced with wide-plank pine flooring, a half-moon window over the front door and an upper plant shelf topped by a large window.

Carpeting extends through the open living room and into the formal dining room, where the originalit­y of the floor plan is most evident with two sets of transom-topped French doors that open to the wraparound portico to extend entertainm­ent space to the outdoors in season.

Earth-toned porcelain tile covers the floor in the family room, where the cathedral ceiling rises above the open staircase to the upper level. Angled lines in the ceiling treatment above the gas fireplace create a complement­ary space around the white mantel with fluted posts and the built-in bookshelve­s and cabinets on each side. On the back wall, transoms top the double windows facing the back yard with thick woods at its edge.

Complement­ary lighting fixtures and pine plank flooring unite the open breakfast room and the kitchen, which is partially separated from the great room by a semi-circular counter holding a Swanstone double sink.

Maple cabinets with upper moldings frame the kitchen work space and the planning desk on the opposite wall. Appliances include a smoothsurf­ace slide-in range, microwave oven, dishwasher and French-door refrigerat­or.

Wide casings trim the transom-topped glass doors opening into a three-season room, which is surrounded by bead board wainscotin­g and 10 screened windows to enjoy the nature view in any season.

A half-moon tops the tall window at the landing of the open staircase to the upper level. The loft area at the top of the stairs overlooks the entry.

A deep pan ceiling enhances the bedroom in the owners’ suite. In the adjacent bath, a garden tub sits under double windows set in cultured marble and bead board paneling. There is a corner seat in the glass-enclosed separate shower.

Recessed lighting accents the double vanity as it wraps around a corner into an L-shape. California organizers are installed in the walkin closet.

The three remaining bedrooms share a two-room hall bath with a vanity in the anteroom and tub and shower in the second room.

A wide staircase descends to the carpeted open space on the lower level, which accommodat­es a central recreation area with abovegroun­d windows, a roomsized alcove with snap-lock flooring atop the carpet for exercise or dance practice, a full bath and a dedicated theater equipped with a large wall screen, overhead projector and tiered seating with three theater chairs.

Plenty of storage space is available in three closets and an unfinished room.

Attic space is used for storage but could be converted to third-floor living space. Studebaker said they have the home’s original blueprints, which will be conveyed to the new owner.

The oversized, two-car garage has finished walls and epoxy flooring.
