CRAFTSMAN STYLING

PAGES 10-11

The home at 162 Pointe Oakwood Way makes good use of it Craftsman styling to offer an open floor plan with uncluttered lines, neutral decor and a surprising amount of storage space.

“It was built in 2012 by M/M Construction,” said the owner. “I really like the Craftsman character of the home. It looks like an old home, but it is really new. They’ve put a lot of detail in the house.”

Indeed, the detail in the trim and styling combines its Craftsman features such as oak trim and balances it with plenty of white millwork to increase light reflection from large window arrangements.

With more than 2,600 square feet of living space, this former Homearama home is listed for $400,000 by Pam Cook of Keller Williams Advantage Real Estate.

Facing Far Hills Avenue, the front of the home features a wide front porch with Craftsman style railings, wide-based columns and a bead-board ceiling. Similar styling importance is used for the second entrance at the end of the driveway with a smaller porch, wide-

based columns and a Craftsman-style door with wide wood trim.

Both entrances lead into wide entry halls with special features. The walls of the front entry are dressed with extra-tall wainscoting while the second entry has built-in millwork around tall spaces with coat hooks and cubbies for storing hats and shoes.

The open gathering area combines the living room, an open kitchen and central

dining space. Upper square windows flank the paneled wood facing rising above the fireplace to upper moldings at the ceiling. A triple-window grouping faces the back porch.

The kitchen incorporates oversized oak cabinets with a traditional Craftsman stain. A matching cover customizes the hood and vent, then balances dark with light in a center island supported by white millwork and complementary granite counters. The wide U-shaped work space has multiple storage drawers and cabinets that vary in

size including a tall pantry at the end.

Three large windows above the main counter add plenty of natural light. Stainless-steel appliances include the dishwasher, a smoothsurface range and a builtin microwave oven. Mosaic miniature tile in octagonal shapes adorn the backsplash areas. A designer light fixture with triple hanging lights accents the center island, which offers bar seating on one side.

In the main floor bedroom suite, neutral carpet cushions the floor. Off the adjacent bath a pocket door encloses a large walkin closet with built-in drawers and upper and lower hanging spaces. A double vanity has twin rectangular vessel bowls atop a granite counter.

Ceramic tile surrounding the step-in shower is accented with a decorative small-tile design, while complementary large tile covers the bathroom floor.

Off the front entry hall is an extra room with neutral décor that is currently used as an office.

The loft area at the top of the stairs is arranged as a recreation/media room. Under the vaulted ceiling a uniquely designed cornice across the triple window hides a remotely controlled, retractable movie screen. Ceiling speakers connect to the sound system.

Two bedrooms on this level share the two-room hall bath with a pocket door enclosing the tub and shower in the second room and a raised vanity in the anteroom. One of these bedrooms has two double-door closets. Custommade drapes hang from cafe rods over sheer curtains to shade the windows. The other bedroom has a

partially vaulted ceiling and a walk-in closet.

Additional features of this home include a mainfloor guest bath, large linen and deep storage closets, a laundry room with a deep sink and the attached, twocar garage, which has finished walls and epoxy flooring. The home is wired as a smart home and has a security system.

Cook mentioned three more attributes: “This is a home that doesn’t require a lot of maintenance. It is near Oakwood and downtown Dayton, and you can move in at closing.”
