Sitting on a park-like, two-acre property within The Conservancy of Beavercreek Twp., this brick ranch has been renovated during the past three years. A full, finished, walkout basement nearly doubles the living space.

Listed for $520,000 by Coldwell Banker Heritage Realtors, the home at 1801 Grand Portage Trail has about 5,090 square feet of living space, including the basement. The property includes a customer storage shed with ramp, a wooden deck, an in-ground swimming pool with concrete surround. A wroughtiron fence with multiple gates surrounds the pool deck, and mature trees line two sides of the open back yard.

Formal entry opens into a foyer with hardwood flooring that continues into the all the rooms of the main level. A cathedral ceiling peaks above the sunken great room, which has a stone fireplace with woodburning insert and raised hearth.

Off to the left of the foyer is the eat-in kitchen, which was updated in 2015. White cabinets are complemented with granite countertops. A buffet counter lines one wall of the breakfast room and has glass-panel hanging cabinetry. A planning desk is within the kitchen area and next to it is a pantry cabinet. An island provides storage and seating for two. An appliance garage is tucked into one corner near the sink, which is below a window. Subway tile accents the wall space and there are stainless-steel appliances.

Off the kitchen and open to the great room is the formal dining room. Patio doors off the dining room open to the rear wooden deck and pool area.

A hallway from the foyer leads to four bedrooms and two full bathrooms. The main bedroom has a double-door entry to the private bathroom, which was updated earlier this year. The bath has two walkin closets, two single-sink vanities, a large walk-in ceramic tile shower with seat and multiple body sprays, and an oversized soak tub below a window and skylight.

A hidden stairwell off the kitchen leads down to the basement which has been finished into a family room with an entertainment nook.

Double doors open into a recreation room with hardwood flooring and access to a third full bathroom with walk-in ceramic tile shower.

A door opens from the family room into a hallway that leads to three bonus rooms and a back entrance to the recreation room. One bonus room has a window well and a large closet. Another room is set up as an exercise room and the third is currently being used as a storage room but has built-in shelves for a possible hobby area.

An unfinished room has a double-door exit to a concrete stairwell to the side yard. This room could easily be a garden room or storage for pool equipment.
