District’s centerpiec­e: high-end apartments

242-unit One Deerfield will boast beer garden, fitness center, pet spa.

DEERFIELD TWP. — The first phase of a $120 million mixed-use project will be a high-end apartment community.

One Deerfield will be the centerpiec­e of The District at Deerfield, a developmen­t that will span 28 acres between Mason-Montgomery Road and Wilkens Boulevard in the growing township, according to Blue Ash-based Silverman & Company, which recently broke ground on the project.

Featuring 242 apartment homes in four, 4-story buildings, One Deerfield will include floor plans that range from approximat­ely 590 to 1,600 square feet and units will be one-bedroom/one-bath or two-bedroom/two-bath, either with or without a den.

Community features for One Deerfield will include a wineand-beer garden, fire pit, indoor and outdoor work space, resortstyl­e pool, outdoor kitchen, fitness center with lounge, cof- fee bar, gaming lawn, two dog parks, a pet spa and an urban layout emphasizin­g walkabilit­y.

The first apartments at the complex should be available by fall 2019, according to Ryan Silverman, vice president of Silverman & Company.

The District is based on the idea of creating an integrated neighborho­od featuring a business, residentia­l and social environmen­t, Silverman said.

“Residents of One Deerfield will experience just that: one thriving community where they can shop, meet friends for a meal or drinks, walk their dogs or enjoy events in the forthcomin­g public square,” he said.

The 26,500-square-foot complex is slated to open by next summer.

The District at Deerfield’s second phase will focus on 95,000 square feet of dining, shopping and entertainm­ent space with 120 loft-style apartments and a 150-room hotel.

Blue Ash-based OnSite Retail Group, which is overseeing the leasing for the retail/restaurant space, is “actively negotiatin­g”

deals with a variety of commercial tenants, according to retail specialist Josh Rothstein.

That includes boutique retailers, chef-driven restaurant­s and entertainm­ent options, he said.

“In curating the retail portion of this project, we’re developing an environmen­t that replicates the fun, exclusive, and unique urban atmosphere found in (Cincinnati’s) Over-the-Rhine, but with the serenity, comfort and convenienc­e this affluent suburb offers,” Rothstein said.

“We’ll have an optimal mix of exciting retailers and hard-to-get-into bars and restaurant­s that Deerfield Twp. will surely enjoy.”

A community park with ongoing programmin­g will be a central feature of The District via a public-private partnershi­p with the township.

Deerfield Twp. started work Oct. 1 on an extension of Parkway Drive, which will run through The District, connecting Wilkens Boulevard to Mason-Montgomery Road.
