This home’s inviting front porch overlooks the brick roadway, and its corner lot is surrounded by a wooden privacy fence, allowing for a backyard oasis. A freshly painted exterior is a hint of some of the renovations inside.

Listed for $95,000 by Roost Real Estate, the two-story frame home located at 1149 Creighton Ave. within the Walnut Hills neighborhood of Dayton has about 1,690 square feet of living space with the possibility of additional living space within the walk-up attic and the full, finished basement.

Recent updates include a new roof in 2018, some vinyl windows, underground electric to the detached garage, rear deck and privacy fence.

Formal entry opens from the front porch directly into the formal living room with open access to the dining room. Refinished hardwood flooring fills both formal rooms, and wood work details include crown molding and oversized floor molding. Built-in bookcases flank a brick decorative fireplace, which has a wood mantel. The dining room has a chair rail and a bay bump-out with triple windows.

Accessible from both the living room and the dining room, the eat-in kitchen has vinyl flooring, two walls filled with white cabinetry with brush nickel hardware to complement the stainless-steel appliances. Plenty of countertop space is well lit by natural light coming from the windows above the double sink.

A nook has space for the refrigerator, and additional cabinetry has been installed to surround the appliance. There is plenty of room for a breakfast area.

A rear door opens to a deck that leads down to the back yard, which is surrounded by a wooden privacy fence. The back yard has two patio nooks, one near the house and the other near the twocar, detached garage. The garage has a rear service door, updated overhead door and has been painted to match the house.

The basement stairwell has a side entrance door at the landing and ends at a full basement where the home’s mechanical systems are located. There are laundry hook-ups near the laundry chute. A former coal room has been turned into a workshop, and a bathroom has been installed. The bath has a sink, toilet and shower but needs a little updating. The basement floor has been painted and there are glassblock windows.

A wood staircase wraps up to the second floor where three bedrooms and a full bathroom are located. Flooring has been updated to wood laminate throughout the upstairs except the bathroom, which has vinyl flooring.

All three bedrooms have large windows and singledoor closets. Two bedrooms have ceiling paddle fans. The bathroom has a double-sink vanity and a tub/shower. The window is frosted.

A door from the hallway opens to a hidden staircase to the walk-up attic. The attic is currently unfinished, but the flooring is solid wood and has dormer window nooks and a high ceiling. The space is about 30 feet by 18 feet and has all the electric and plumbing for a possible third-floor bedroom or recreation room.
