Area home sale prices reach record

Dayton-area median home sale prices in June reached the highest on record, surpassing $170,000 for the first time, according to Dayton Realtors.

Realtors in June sold 1,529 homes in Montgomery, Greene, Warren, Darke and Preble counties, a 9 percent decrease from June 2018, Dayton Realtors said.

The average home price in the Dayton area was $195,303 in June. Realtors have repeatedly said rising home prices are due to low inventory.

The $170,000 median home price is a jump of 7.5 percent from this time last year. But the total sales volume dropped 3 percent from June 2018 to $298 million. There were also 5 percent fewer home listings in June than the same month last year.

The median home price for the first half of the year was $149,000 up 6 percent from last year and the cumulative sales volume jumped 5 percent to $1.3 billion during the first six months of 2019.

June is typically the month with the highest cost and the median sale price has been on the rise since the recession. In June 2009, the median price of a home in June was $112,500.

Current home sale prices are higher though than pre-recession levels. In 2005, the median home sale price was $126,600 in June.

June inventory levels haven’t been as tight as they are this year in the 15 years since Dayton Realtors kept data. More than 7,600 homes were listed for sale in June 2005 and more than 10,500 in June 2017. Only 3,767 were listed for sale in June of this year.
