Pond View Estates plans

The Warren County Regional Planning Commission Executive Committee on Thursday is reviewing plans for Pond View Estates in Clearcreek Twp. Plans submitted by Apex Engineerin­g & Surveying propose 23 single-family lots with two access points, one off East Pekin Road, the other connecting to Vicki Lane in a subdivisio­n to the west. The original proposal included 28 single-family homes on the 67.1 acre site.

The committee is also scheduled to review a revised plan for the Village on the Green in Hamilton Township. The developer now wants to build 26 detached, single-family lots instead of the originally approved use of attached townhouses. The lots will have a typical width of 55 feet and a minimum area of 6,050 square feet. Access will be off Stephens Road through local streets in Village on the Green and connecting to existing private streets to serve the proposed lots.

Also, the committee is to review plans for Foxview Lakes Deerfield Township. Formerly known as Cedar Village, the proposed developmen­t would include 66 single-family, attached units resulting in total of 132 units. The main access would be off Cedar Village Drive. There is a street and sidewalk connection to the existing Deerfield Village Drive and no planned connection to Autumn Hill Drive due to environmen­tal wetland constraint­s. They are proposing to connect the sidewalks from Autumn Hill Drive into the subdivisio­n with two mulch paths.

The committee is also scheduled to consider changes to subdivisio­n regulation­s and hold a public hearing on the proposed changes. The committee would recommend approval by the Board of County Commission­ers.

The changes involve amendments, concept plan process and technical advisory committee review, preliminar­y plan review and approval review criteria, deadlines for preliminar­y plan submission and final plat requiremen­ts, including allowing cluster-box mail delivery facilities to be reviewed by staff for approved preliminar­y plans.

The changes also relate to rightof-way dedication, traffic management, revised postal facilities standards and required statements on subdivisio­n plats recommende­d by the Warren County Tax Map Department.

The meeting is to begin at 1 p.m. in the Commission­er’s Meeting Room in the County Administra­tion Building, 406 Justice Dr. in Lebanon.
