Hidden treasures are throughout this brick ranch, located along the 18th tee of Yankee Trace Golf Club, that might be missed if one does a quick walk-through.

Listed for $494,900 by Bechtel Realtors, the house at 1312 Courtyard Place has about 2,950 square feet of living space, including a bonus room above the three-car garage. The house backs up to the golf course with paved cart trail, trees and open spaces. Brick walls accent the landscaping, and the covered rear patio has paverbrick extension.

“We purchased the house from the builder, and we were able to finish the flooring,” said homeowner Steve Simpkins. “We have added a lot more since then, including a custom walk-in closet, the built-in entertainment center and many other money-saving items or hidden treasures that might go unnoticed.”

“And storage space,” added Wynne Simpkins. “I am going to miss the storage space from the walk-in pantry closet with wood shelves to the hidden cabinet behind the painting above the fireplace to the hamper in the bedroom closets.”

Builder details are prevalent in the home. A vaulted ceiling, for example, peaks above the formal entry, and triple columns accent the corner of the formal dining just off the foyer. Above the dining room table is a floating ceiling with triple, crown molding, accent lighting and a chandelier.

“The builder was very

pleased with that ceiling when he did it,” Wynne Simpkins said. “It does look like it is floating above the table because you cannot see the wiring or how the accents lights are built-in. It is very secure but very elegant.”

The great room has a wall of windows that look out over the golf course. A stone fireplace is tucked into one corner, and the owners redesigned the look, creating the hidden storage cabinet.

Along one wall is a builtin media center with builtin speakers and glass artwork shelves. Mosaic tiles create an ornate design within the tile flooring that fills the foyer and continues into the hallway that leads to the guest bedrooms and more casual entry.

Off the foyer is the main bedroom, which has a twotiered coffered ceiling and oversized patio doors that open to a covered porch and brick patio.

The private bath has a walk-in, ceramic-tile shower with detailed tile accents that continue around the oval whirlpool tub. A double-sink vanity is elevated and has solid-surface countertop and additional storage tower.

A door opens into the walk-in closet with custom cabinetry that has a place for just about everything.

There is a window seat, and lights are on timers for energy-saving technology.

Accessible from the hallway and open to the great room are the combined kitchen and breakfast room. Cambria quartz countertops are accented by travertine-tile backsplash and under-cabinet lights. There is a butcher-block island. Light poplar cabinets fill three walls and a two-level peninsula allows for breakfast bar seating as well as additional cooking space. The range has down-draft ventilation and gas-lines are available. A door from the breakfast room opens to the sun patio, which has a retractable awning.

Two bedrooms and a second full bathroom are down the hallway. Both bedrooms have a large closet, and the bath has a tub/shower and oversized vanity with single sink.

The laundry room has a wash sink, folding counter, ironing board, window and hanging cabinetry.

An open staircase with spindled accents leads to a bonus room above the garage. The room could be a fourth bedroom as there is a large closet and a dormer window nook.

The three-car garage has a wall of custom-built cabinets, appliance nooks, a workshop nook with added electric for media and the floor was been finished with speckled epoxy in 2018, the same time as the cabinets were installed.
