HOMES TO TARGET OLDER BUYERS

Homes will be mostly duplexes and priced at $300,000 to $400,000.

Older homebuyers will be the target market for 37 new units to be built as part of the latest part of Cornerston­e of Centervill­e North.

Phase V of Cornerston­e will be built on about 9 acres in the northeast corner of the developmen­t off Brown Road near Interstate 675, city records show.

The developmen­t will not be age-restricted, but will be marketed toward older buyers, said Robert Hall of Oberer Land Developmen­t.

The homes will include mostly duplexes and be priced in the $300,000 to $400,000 range, according to the city. Phase V is expected to start constructi­on sometime this year, but no date has been said, a city official said.

It would be adjacent to Cornerston­e Apartments, Dogwood Commons and other commercial and park elements of the Cornerston­e developmen­t, according to city records.

Cornerston­e is a 156-acre mixeduse developmen­t that also has retail, restaurant, hotel and medical office users.

Phase V “aligns with multiple goals and principles that create the vision, enhance pedestrian experience­s – the hiker/biker trail connecting the park also goes through this developmen­t,” Centervill­e City Planner Mark Yandrick said.

“The economic health will be strengthen­ed and the residentia­l developmen­t will exhibit strong neighborho­od qualities,” he added.

Phase V is the last site plan on Cornerston­e North, Yandrick told Centervill­e City Council before it approved final developmen­t plans last week.

“I think we’ve really been pleased at how Cornerston­e North has developed,” Centervill­e Mayor Brooks Compton

said. “It’s really coming together fantastic.”

Three-bedroom homes are proposed to be single-story with a second-story option available, according to the plans.

Each unit will be about 2,100 square foot each, containing vaulted ceilings and gabled roofs that give the appearance of a second-story, according to plans.

The city council approval comes with 18 conditions approved by the planning commission. Those conditions are relatively minor and deal with on-site infrastruc­ture and architectu­ral details, according to the city.

The site north of the Wilmington Pike/Feedwire Road intersecti­on includes an 8-foot asphalt hiker/biker path that transects the developmen­t and connects Brown Road and Cornerston­e North

Boulevard, records show.

The neighborho­od will have two access roads - Belfast Drive and Kilkenny Court – from Brown, according to city records. Both will connect with Ellason Court, the other street in the plat.

Developers are working to expand the usable area of the 9 acres to 35%, the required amount, Hall said.

“We’re looking at some different ideas .... perhaps push

Ellason Court a few feet further north,” he said. “That has some minor impacts on some setbacks.”

Belfast and Kilkenny both would be 24 feet wide with no on-street parking, he said. Ellason would be 28 feet wide and allow parking on the street, Hall said.
