Construction on a 16-acre development in West Dayton that will include a new grocery story, health-care opportunities, housing and jobs will begin later this month.

Homefull announced Tuesday that it will host a groundbreaking for the $50 million development at 807 S. Gettysburg Road on March 30 to let the community celebrate the new beginning.

Phase one will include construction of a 48,000-square foot, two-story building on six acres that will include a grocery store named Homefull Grocery & Market Place, according to the nonprofit.

The first floor will have 12,000 square feet of market space with fresh foods and a grocery store with household items, dairy, meats, vegetables and a deli. In addition, a regional wholesale food hub will be on site for locally grown produce to be collected then sold to buyers in the region.

“We are incredibly excited about our grocery store and the healthy food choices that will soon become available to residents at the 16-acre community and nearby,” Tina Patterson, CEO of Homefull, said in a release. “This area has become a food desert. And, much like we’ve done with our mobile grocery, it is our intention to provide grocery opportunities to those who currently have little choice.”

The idea behind the community project is to address food insecurity, housing issues, lack of living wage job opportunities and healthcare in West Dayton.

A Kettering Health primary care practice for all ages and the Ziks Family Pharmacy with medicine and health-related items will also be available to the community at the development.

The second phase of the project will have administrative offices and community-based services such as assistance with housing, education, advocacy and employment. Around 6,000 square feet of leasing space will go toward Homefull partnerships, the release said.

On the back 10 acres, different units of rental housing will be energy-efficient and constructed within a walkable community, lined with well-maintained trees and pathways, a company press release says. Neighborhood amenities will also be available with a possible daycare facility as well.

“To create more jobs and provide valuable training opportunities and in partnership with Sinclair Community College’s Agriculture Department, Homefull will build and set up an experimental/learning farm and agricultural educational space in partnership with Sinclair Community College’s Agriculture Department,” Homefull said. “According to the project plan, an estimated 380 temporary construction jobs and 200 permanent jobs will be created.”

Construction for some areas of the project will be completed in the summer of 2024.
