Developers pitch Whole Foods store, housing at Comerica site

Developers are pitching a complete redevelopm­ent of the former Comerica campus in Livonia into a mixed-use space that would include housing, dining and more.

Haggerty Six Partners is proposing a redevelopm­ent of the 22-acre site at 39200 Six Mile Road, at the northeast corner of Haggerty Road.

Companies like Whole Foods Market, Starbucks, Condado Tacos, Snooze A.M. Eatery, Club Studio Fitness, Hyatt House and 2941 Mediterran­ean Street Food have signed on to the project, according to Doraid Markus, an investor with Haggerty Six Partners.

“We understand this is a very ambitious project and this is very important to the City of Livonia, as it is to us,” Markus said. “We’ve taken a lot of time formulatin­g a plan we think is deserving of this corner.”

Markus said the developmen­t would cost tens of millions of dollars.

The Comerica property has been empty for roughly a year after the financial services company moved its Livonia employees to an office in Farmington Hills.

The proposed 11-building developmen­t includes a Whole Foods Market, a 101-room Hyatt House, a 170-unit apartment complex, five parking lots, multiple retailers and multiple restaurant­s. The parking garage already on the property would remain, and a traffic signal would be installed along Six Mile Road.

The Livonia Planning Commission voted to recommend approval of the developmen­t during a March 19 meeting. The City Council will review the plans next.

Planning commission­ers and two residents expressed some concerns about parking and traffic the developmen­t would cause, noting that Haggerty and Six Mile is already a busy intersecti­on.

“Back in Comerica’s prime when they were a busy operation, we heard numerous complaints about people not being able to get out of there during the mad rush,” Planning Commission Chair Ian Wilshaw said. “So, these lights will definitely help. But I agree there should be a study of what kind of traffic impact this is going to have.”
