Housing, retail eyed near San Jose’s Google village
Residential project could eventually offer 63 dwellings
SAN JOSE >> A tower featuring residences and retail could sprout in downtown San Jose near Google’s proposed transit village, according to plans that are undergoing a preliminary review at City Hall.
The proposed development would rise at 101 Delmas Ave. next to West San Fernando Street in downtown San Jose and a short distance from the footprint for Google’s huge
mixed-use Downtown West project, city documents show.
The site now is occupied by Delmas Market, Impe
rio Taqueria, and an adjacent parking lot, and is just across the street from the San Fernando light rail station and a few blocks
from the Diridon train station. It is also close to freeway ramps that serve State Route 87.
One potential version of the project that’s being floated at the city planning department envisions a 10-story building with residential units on nine floors and retail on the ground floor.
“There will be 4,600 square feet of retail and lobby or common service area for residential units above,” the preliminary proposal stated.
The name of the project developer wasn’t immediately clear. However, the preliminary plans were submitted by Eaton Hall Architecture in San Jose.
Preliminary development proposals are frequently submitted at San Jose City Hall to gauge the views of city planners about the general concepts underlying a project. A formal proposal could be significantly different.
The development has been proposed for two parcels, which both are owned by Surinder Singh of Morgan Hill, Santa Clara County assessment records show.
The preliminary plans include a project version that suggests seven studio apartments on each of nine floors, for a potential total of 63 dwellings.
“There will be amenities on the ground f loor for residential users such as a pool or courtyard with landscaping,” the proposal stated.
