Landmark S.J. office tower due to be complete in '23

4,800 could work in tech-oriented high-rise complex

SAN JOSE >> A downtown San Jose office tower now under constructi­on is due to be completed sometime in the second half of 2023 and may become an eye-catching addition to the city's skyline.

200 Park, an office highrise that has sprouted at 200 Park Ave. in one of the key areas that could help spur a revival of downtown San Jose, is scheduled to be finished slightly more than a year from now.

Jay Paul Co., a veteran real estate firm with more than a decade of success in leasing large office buildings to big-time tech companies such as Google, Amazon and Facebook app owner Meta Platforms, is developing the 200 Park high-rise.

The 19-story tower at the corner of Park Avenue and Almaden Boulevard is being marketed to prospectiv­e office tenants by Phil Mahoney and Mike Saign, brokers with Newmark, a commercial real estate firm.

“The building should be finished by the third quarter of 2023,” said Mahoney, an executive vice chairman with Newmark. “There is really going to be nothing like this in Silicon Valley when it's completed.”

The July-through-September 2023 timeframe would make 200 Park the first speculativ­e office project in downtown San Jose since the completion in 2010 of the Riverpark 2 tower a few blocks away on West San Carlos Street.

Adobe is building a new office high-rise in an expansion of its existing downtown headquarte­rs complex, but that tower on West San Fernando Street doesn't count as a speculativ­e project since it's being built for Adobe's specific use.

200 Park totals slightly more than 965,300 square feet. That's enough space to accommodat­e about 4,800 workers, using typical ratios for office square footage per employee.

The average floor inside 200 Park will total about 54,500 square feet, which could create wide-open office spaces for employees, a key considerat­ion in the drasticall­y altered world of the coronaviru­s era.

The office stacks in the tower will have access to exterior open areas arranged in a way that creates “canyons” of natural light throughout the highrise, concepts for the project show.

“Outdoor terraces, multiple open decks and light canyons are all going to be major features of the building,” Mahoney said.

Access to open areas has become among the crucial components for a big office building at a time when workers clamor for the flexibilit­y to be able to work in groups of varying sizes or even conduct tasks alone.

In the wake of the coronaviru­s pandemic, tech companies and life sciences firms are among those actively seeking health-conscious office spaces.

“200 Park is designed to inspire and incubate your next big idea,” Jay Paul Co. said on a web page marketing the tower project.

The project began constructi­on in the second half of 2019 when a small old office building on the developmen­t site was bulldozed.

As was the case with many major commercial real estate projects in the nation, developmen­t was suspended for some months during 2020. The 200 Park tower project eventually resumed constructi­on.

Now, the Jay Paul Co. project is well past halffinish­ed, the top of the building is complete and the glass exteriors have been installed on several of the floors. It is one of three major office projects that are proposed for Park Avenue that could accommodat­e several thousand workers and help bring more activity to downtown San Jose.

“200 Park will be the main landmark of the skyline for some time,” Mahoney said.
