Private associations afford sense of protection, security

- By Gretchen A. Peck

Residential real estate buyers come to the process with any number of priorities. For some, choosing a home based on location and convenience is of the utmost importance. Certain amenities or amount of square footage may be of great concern. The style of home and its condition are always considerations.

Still for other buyers searching for a home in Greenwich, privacy and security are paramount — at the very top of their “Must Have” lists.

For those buyers, Greenwich offers a number of private associations from which to choose, all of which have some “built-in security benefits.”

“Sited on more than 6 acres, in a private association, 57 Partridge Hollow is a perfect family home or weekend getaway,” according to Yashmin Lloyds of Sotheby’s International Realty, who is serving as the listing Realtor.

One of the perks of this exclusive Partridge Hollow property is a guardhouse that’s staffed from early in the morning to late in the evening.

“With stunning lakefront views, this home is surrounded by natural beauty and stunning vistas. It’s one of the few homes with access to the 285-acre Audubon property, which offers picturesque hiking and riding trails,” Lloyds added. “This property is only 17 minutes to downtown Greenwich and 10 minutes to Armonk, yet it feels like your own private retreat.” The asking price for 57 Partridge Hollow is $4.275 million.

The security perks of living in mid-country’s Khakum Wood Association extend beyond a protected entry point, according to Sabine Schoenberg, a broker with PrimeSites Connecticut, who has listed 30 Khakum Wood Road for $4.495 million.

“Living in a well-organized private association is the best of all worlds,” Schoenberg proffered. “[A] security guard and cameras provide great security, [but] here is another security detail, which is often overlooked: People who value cyber security and privacy will appreciate another oftenoverlooked feature of private associations.

“Mapping firms like Google Earth, for example, do not have legal access to a private association,” she explained. “Finally, association living is private. People, contractors, etcetera, do not venture in and around.”

For buyers seeking a supremely private estate in this price range, 30 Khakum Wood Road is a must-see property for a number of reasons, the listing Realtor noted: Security, privacy, association-managed services like snowplowing and waste removal. The four-bedroom, 4.5-bath whitebrick country house has a firstlevel master suite and a saltwater pool among its many amenities.

Waterfront and private

Listed for $6.495 million by Barbara Wells of Houlihan Lawrence, the waterfront home at 18 Oneida Court has a long list of compelling attributes that appeal to homebuyers who are search of a shoreline lifestyle, breathtaking indoor and outdoor entertaining spaces, and the assurances of a private, gated community.

“This waterfront property — with a dock and private beach, and spectacular views of Long Island Sound — is perfect for anyone looking for both privacy and security,” Wells suggested. “Lying at the end of a private road within Indian Harbor, an exclusive in-town neighborhood association protected by 24/7 guard service, augmented by a security gate, this lovely home affords a quiet and safe place to live.”

Sotheby’s International Realty’s Brad Hvolbeck is representing the seller of 21 Windrose Way, a custom-built brick contemporary located on 2 acres in Mead Point.

Mead Point is a gated community with 24-hour guard posts.

“This sophisticated light-filled contemporary offers many special amenities, including a stunning indoor pool and sports court,” Hvolbeck noted. “In addition to privacy and security, the association offers a terrific private beach and docks.” 21 Windrose Way is listed for $6.75 million; the owners will also consider a rental agreement, according the listing agent.
