Radiant heat is cost-efficient and cozy
Systems prove popular with developers, builders and residential buyers alike
Radiant-heat technologies nicely supplement a home’s existing heating systems, introducing additional comfort and warmth to the spaces where homeowners may need it most – entryways, mudrooms and bathrooms, perhaps.
Beyond comfort, supplementing a home’s heating system with radiant flooring can afford other benefits, such as reduced energy costs and healthier air quality in the home, according to the U.S. Department of Energy. On the agency’s website, homeowners can find handy information into the three types of radiant-heat systems – air-heated, electric and hydronic technologies – and how they’re installed.
“Radiant heat is a luxury and very desirable – often found in the new construction in Greenwich,” Barbara Zaccagnini said. A Realtor with Coldwell Banker Realty in Greenwich, she’s familiar with homebuying trends and cognizant that comfort and cost efficiency are priorities for residential buyers.
“It is also energy efficient,” she added. “It can warm a room, in moderate temperatures, without putting the heat on.”
Zaccagnini is currently the listing agent for 13 Chieftans Road, Greenwich, a four-bedroom stone-and-shingle home in the private Chieftans Association. The listing agent refers to the 6,106-square-foot house as “a
palatial gem.”
This property – currently available for sale or as a rental – has limestone laid in the front-to-back entry hall, warmed by a radiant system beneath the tiles.
“Homes with radiant-heated
flooring are a luxury,” Zaccagnini said. “It is not so common in an entry. That is one of the beautiful things about 13 Chieftans.”
Custom construction calls for radiant systems
Buyers coming to Greenwich will find that many homes in the autumn inventory — newly constructed or smartly renovated — have radiant systems in place.

lowmere Association, the fourbedroom 4,000-square-foot New England shore colonial at 51 Willowmere Circle is on the market, with an asking price of $7.995 million. Custom built in 2005, this coastal home has a host of noteworthy architectural and design elements: 11-foot ceilings, oversized banks of windows to maximize the water views, and hardwood flooring.
Radiant-heat flooring was incorporated into the master suite’s bath and dressing room design. And the entire first floor has radiant flooring, as well. Berkshire Hathaway Home Services’ Ann Simpson is the listing agent for the $ 7.995 million property.
In 2017, the grand Belle Haven manor at 2 Broad Road, Greenwich, was completely renovated and expanded. The interiors were redesigned; amenities were added, and high-tech systems — Lutron lighting, Smart-enabled controls and radiant flooring, for example — were incorporated into the floor plan of the 8,650square-foot residence. Chris Finlay, a Realtor with Halstead Real Estate, is the listing agent for the $11.95 million property. In marketing literature for the incredible Belle Haven estate, Finlay credits the renovation team for creating “a modernized vintage home in an A+ location.”
