Local architect and contractor reinvent the floor plan and design
The single-family home at 82 Rockwood Lane, Greenwich, sits back from the road, down a long drive. Built in the mid 1950s, the five-bedroom home was recently renovated, which profoundly changed the floor plan and interior design. Susan Holey of Sotheby’s International Realty is working with the owners to find a buyer for the $2.9 million property.
It was the private, safe setting that appealed to the homeowners a few years ago, when they were looking for a home to settle into with their children.
“The house itself had not been updated in decades, so we aimed for major improvements,” the seller recalled.
The homeowners enlisted the help of Greenwich-based Aris Crist Architects and Dennis Vlahakis Construction Services to renovate the home. Norwalkbased Royal Closets created organized closets for the family.
The result of the renovation is 3,887 square feet of living space with custom design features and the potential for one-level living.
The kitchen was reconfigured to allow for a wall to come down, creating a more seamless transition between the kitchen and the family room, where there’s access out to the patio.
The seller described the vision for the new kitchen: “[We] planned for a square space to maximize functionality, and we chose Miele appliances – their speed oven is a must-have – and Calacatta Gold quartz countertops.”
There is room for a kitchen table and additional seating and serving space on the peninsula.
The main level’s floor plan also comprises an expansive great room – combining living and dining spaces – a home office, foyer, mudroom, laundry, a powder room, and four bedrooms, including the primary suite.
Four-inch quarter-sawn white oak was chosen for the hardwood flooring – custom-stained in a 50/50 blend of “Ebony” and “Jacobean” shades.
“Polished nickel is a theme throughout, from Rohl bathroom fixtures to Baldwin door handles,” the seller said.
The fifth bedroom and a full bath are on the home’s partial second level, and the lower level affords two bonus rooms – a playroom and a den, perhaps – and plenty of storage space.
“Connecticut Basement Systems water-proofed the basement, so we never had a problem with outside water coming into the house,” the seller noted. “We opened the floor plan a bit and installed new floors, windows and doors. The HVAC and mechanicals are also new, and we made it a point to reinsulate the house, including the attic, crawlspace, basement and garage.”
The homeowners also invested in the landscaping around the 1.88-acre property.
“Outside, we fenced in the large, flat backyard, buried utility lines from the street, and installed a full-house generator. … Because of the generator, our house had power and FiOS even during the worst storms,” the seller attested.
“The landscaping has changed dramatically, as new fences reflect accurate property lines and enclose a newly leveled and manicured yard,” the seller explained. “Also, we built a retaining wall and included double gates to allow for pool construction in the future.”
The renovation work was completed in 2018. Today, the home is move-in ready.
The seller noted that the neighborhood is friendly and supportive – a place where neighbors gather for an annual block party.
