Realtors get creative with digital tools to virtually showcase homes

As temperatur­es grow colder and some buyers become hesitant to attend open houses and showings, there are many tools Realtors employ to ensure that their properties remain highly visible.

High-quality profession­al photograph­y is key to marketing properties well, and in times when many buyers do much of their home shopping online, it is essential that Realtors include photograph­s that represent the property well.

Easily interprete­d floor plans are also a must; some Realtors either choose not to include floor plans for their listings or include them only on listings that are visible to other agents, but floor plans should be included along with the photograph­y so that buyers can view them on public home search websites.

Additional­ly, virtual tours can be very helpful and do not always have to break the bank.

Some agents choose to spend more to create profession­al 3-D tours, while others film their own walkthroug­hs on their phones.

I have taken my own pictures and videos to share with my buyers, and I have seen many other Realtors do the same at my listings.

Along with photograph­y, these low-cost videos can be used for fun and informativ­e promotion on social media.

As always, Realtors can help promote their properties by remaining flexible and making themselves available.
