Homebuyers in search of a convenient, downtown residence, renovated for entertaining, may want to take a closer look at 183 Connecticut Ave. – a three-bedroom, 1920s-era colonial mere blocks from Greenwich Avenue. The current asking price for the property is $3.25 million.
Realtor Rob Johnson of Halstead Real Estate’s Greenwich office is representing the seller, a family-owned development firm, LDN Management. The company is based in Greenwich and has offices in New York and Florida, as well.
A spokesperson for the developer explained that the firm looks for projects and sites in Greenwich that offer “walkability” and proximity to downtown. Rather than tearing down houses to rebuild anew, the developers prefer to reinvent houses of a certain age, incorporating modern elements and design into a quality house with “architectural integrity,” he explained.
This particular house has charming curb appeal – its black shutters and craftsman-style front door in stark contrast to the white clapboard siding and colorful fieldstone skirting.
The main level of the home has a decidedly open floor plan, combining living and dining spaces, which, in turn, open to the kitchen and breakfast nook – all with high, coffered ceilings. The developers also cleverly incorporated a wine tasting room just off the great-room space.
“[It is a] wonderful home for entertaining,” the developer suggested. “One thing I hear, over and over from young families is how they want to entertain and have everyone be part of the holi
day, without being segregated into smaller rooms.”
The kitchen is bright and open, with white cabinetry, stainless finishes and high-end appliances. An island provides task space and accommodates seating for three. The new hardwood flooring – finished in a medium-brown hue – provides visual contrast with the neutral color-schemed décor.
The developer was thoughtful about allocating space to utility, as well. For example, just off the side entrance to the main level, there’s a laundry room with brand-new appliances.
The above-grade square footage is 2,736, which the developer deemed a “manageable size.” The lot is also modest, appealing to buyers not interested in spending exorbitant time maintaining a yard.
“It is a smaller lot [of 0.11 acre], yet we were able to achieve a backyard and garage,” the developer pointed out.
183 Connecticut Ave. has three bedrooms, including a primary suite, with one of the home’s two full baths. It also has two powder rooms – one on the main level and one in the walkout lower level, convenient to
the family room.
As the developer mentioned, they were able to accommodate a driveway and single- car garage, with storage space above the bay.
The property is within walking distance to downtown and to the Greenwich train station. Access to I-95 is just two minutes away, and by train, New York City is less than an hour away.
