Within easy walking distance to the Milbrook Club, the five-bedroom stone manor at 109 Woodside Drive, Greenwich, was recently listed for sale. The seller’s asking price is $5.295 million.

Listing agent Kathy J. Adams, who’s affiliated with Houlihan Lawrence’s Greenwich brokerage, described the English manor-style home as “well-constructed and solid.” She offered a few examples, as well: “The front door is three-inches thick; the exterior of stone, stucco and touches of brick is classic. There is a limestone entry portico.”

The location in the private Milbrook Association is noteworthy, as well.

“(It’s) a short walk to the Milbrook Club, which has a Tudor-style clubhouse — recently renovated and expanded,” Adams said. “Amenities include dining — indoor and outside, in good weather — a ninehole golf course, six tennis courts, four platform tennis courts, a paddle hut and huge swimming pool. There is summer day camp for children, sports camp and team sports for older children.”

The views from the 0.53acre grounds and from inside the home are captivating.

“It’s always pleasant to have a water view,” the Realtor said. “The house has direct access to and overlooks the lake.”

The interiors afford 8,438 square feet of living space, including the finished lower level. The main level’s floor plan unfurls from the double-height foyer. The formal dining room sits to its left, and the formal living room and library to its left. The entire back of the house is dedicated to an open-plan eat-in kitchen, breakfast area and family room. The main level also has a food pantry and butler’s pantry, two partial baths, a mudroom, a small office just off the kitchen and access out to the attached three-car garage.

“The interior detail is top-quality throughout,” Adams said, citing the entry hall, the oak built-ins in the library, coffered ceilings and pocket doors.

The family has one of the home’s fireplaces, builtins and a beamed, vaulted ceiling. The dimensions and soaring heights of the ceiling allowed the current owners to re-task the space as a billiards room.

For buyers in need of one or more home offices, this home has some options.

“The library is used as a home office, and the living room has a beautiful desk, allowing it to function as a second office,” Adams

explained. “There is a small office off the kitchen, and there are rooms in the lower level, which could be used as offices.”

The kitchen is an inviting space, with a warm color palette.

“The spacious kitchen’s oak cabinets, with highgloss finish, blend with the rest of the home’s décor,” Adams suggested. “It has a large island, large storage pantry, Sub-Zero refrigerator and separate Sub-Zero freezer, plus additional freezer (and) refrigerator drawers.”

The six-burner gas cooktop and double ovens are made by Wolf, and the built-in microwave is GE brand. The breakfast area has exterior access out to the terrace, which is one example of how the property has been improved over the years.

“In 2008, the owner added a screened porch and rebuilt the bluestone terrace,” Adams said. “They created an amazing gym and fitness area in the lower level.”

The primary bedroom suite — one of five bedrooms — has two en-suite

bathrooms, a sitting room and two closets. A second-level laundry sits in the middle of the second-level floor plan, making it convenient to the primary suite and the other bedrooms. There’s the option to add a sixth bedroom in the lower level.

“The home is close to town, train, I-95 and public and private schools,” Adams said. “(The Milbrook Association) is a beautiful, private, gated association of single-family homes, built primarily in the 1920s and 1930s, of predominantly

Tudor-style homes. The gates are open during the day, but close at night. An on-site security guard patrols, as well. Most of the homes have been renovated and expanded. They retain the original charm, but are completely up-to-date.”
