Newly listed homes vie for buyers’ attention with compelling features and desirable locations
Less competition — because of record-low inventory and the slower pace of the winter season — means that homes listed for sale these days don’t spend much time on the market, as long as they’re fairly priced and in good or exceptional condition. It’s the buyers who find themselves in competition for properties, and in this climate, it’s important to be in-theknow about homes as they come to market. This past week saw a number of noteworthy and distinctive homes make their debut across Greenwich.
Realtor Gila Lewis of Houlihan Lawrence newly introduced 25 Grove Lane, Greenwich, to the market. The five-bedroom home has 4,253 square feet of living space. The asking price is $3.95 million.
The house has been fully renovated, creating a bright floor plan with formal rooms and more casual living spaces, plus options for home offices. It is situated on a 2.5-acre lot that’s close to town. “There’s privacy, but it’s not a remote location,” Lewis said. The lot is sculpted with expanses of level lawn and a perimeter of mature trees. Plus, this property includes garaging for two cars — with clearance for a lift — and a second-level space that’s been used as an art studio. Another outbuilding could be leveraged for a home gym or for another amenity.
The six-bedroom 2019-built luxury home at 550 River Road, Cos Cob, is new to market; the asking price is $2.595 million. The 4,645-square-foot house is sited on a 0.36-acre lot in the Riverview development. It has a long list of compelling attributes, like high-efficiency systems, hardwood flooring, water and woodland views, and the pick of two possible primary bedroom suites.
The lower level is “pre-finished,” allowing the buyer to leverage the space as they wish, and there’s a backup generator in place. The location also affords direct access to the Mianus River, where there’s a dock for dropping in kayaks, canoes and paddle boards. Newly listed in Old Greenwich
The owner of 40 Havemeyer Lane in Old Greenwich is also the home’s builder. He conceived and crafted the house to his own exacting standards, according to listing broker Lynda Aubin Clarke of East Coast Realty. “(He) built it with extreme craftsmanship and detail,” she said.
She describes the architecture as “contemporary colonial,” and points buyers to details like wide-board white oak flooring, custom millwork and high ceilings. It has five bedrooms, 4,118 square feet of living space, Smart Home controls and a vehicle charging station. Dundee Woods is just to the west, and Binney Park, the Post Road and I-95 are due south. This 0.21-acre property is newly listed for sale; the asking price is $2.92 million.
4 Greenwich Cove Drive, Old Greenwich, is also for sale. This charming two-bedroom two-bath home is located in the private Shorelands Association. From the property, it’s just a short stroll to the beach and association-maintained dock. The 1,686-square-foot house has water views, hardwood floors, built-ins, a screened porch, backyard deck and a landscaped yard. Linda Terhune of Coldwell Banker Realty represents the seller. They’ve introduced it to the market with an asking price of $1.39 million.
