Home with ‘Guggenheim-inspired staircase’ listed at $10.75M

Living in this Greenwich house on the market is like living in a museum.

Listed for $10.75 million, the home on 34 Beechcroft Road has a “Guggenheim-inspired staircase” inside, according to the listing. The white-walled spiral staircase invokes the original spiral-ramp design featured in the New York City museum, which was designed by American architect Frank Lloyd Wright between 1943 and 1959.

Built in 2020, the Greenwich home combines the influence of the Guggenheim with modern design to make for a space that feels like “New York City loft living,” according to the listing. The sixbedroom, six-bathroom home has 9,800 square feet of living space that has oversized windows and doors throughout. Two steps lead down to a sunken living space with a yellow bar, while a dining room with seating for eight is nearby on the home’s main level. The kitchen features a large center island with seating for four, and it opens up into a living room with floor-to-ceiling glass doors that open up to a patio.

The home’s lower level features a 500 square-foot gym with a “living wall,” or a wall filled with live plants. There’s also a bar, a wine cellar, billiards and a media room. The listing notes that the home was designed with sustainabl­e materials inside and out: there are Brazilian Garapa wood siding and a zinc roof on the exterior, and Belgian black granite and reclaimed French oak floors on the interior.

Greenwich is one of many towns and cities in Connecticu­t to have seen its average home values increase in the past two years.

Between January 2020 and January 2022, home values in Greenwich jumped an average $323,115 in all five of its ZIP codes, marking about a 24 percent increase.

According to real estate website Redfin, the median sale price in Greenwich dropped by 4.4 percent in February compared to the same time last year, with the average sale price totaling $1,887,500.

February also brought fewer homes to the Greenwich real estate market than in 2021, with an average of only 57 homes on the market this year compared to last year's 85.
