One-Level Living in Pemberwick

This three-bedroom ranch has a one-car garage, oversized lot and close proximity to the park

The three-bedroom ranch at 101 Monica Rd., Greenwich, is offered to the market for $665,000. It’s a particular­ly compelling price point for buying into the Town of Greenwich’s value propositio­n. Stephen M. Archino, a Realtor with Sotheby’s Internatio­nal Realty in Greenwich, is the listing agent, working on behalf of the seller, who is selling the property “as is.”

“At this price point, there is so much to love about this listing,” Archino suggested to Greenwich Time via email. “It is one of the largest properties on the street, offering an 0.24-acre lot. This is an excellent opportunit­y for the first-time home buyer to break into the Greenwich market.” The 1,226-square-foot home is part of a cul-de-sac community in Pemberwick. Archino described the house’s potential: “The house is a ranch-style dwelling with three bedrooms. I think, with some really simple renovation­s, painting, floors, this one can be brought up-to-date quickly.”

Asked about the layout, Archino opined that “everything is where it should be.” The property is within walking distance to a park and playground. The floor plan begins just inside the front door, where there’s a convenient coat closet. The entryway opens to a 17-by-15-foot living room. The main level also has a dining room, kitchen, three bedrooms and a full bath. A modest back deck sits just off the dining room, for indoor-to-outdoor living and dining.

“In addition, there is a full, unfinished basement with a fireplace,” Archino added.

“This listing could be interestin­g to users who would like to move in and just love it the way it is, as well as investors or developers, since it is on a 0.24acre in an R-6 multi-family zone,” he suggested.

The lot size is special.

It’s one of the largest on the street and considered “oversized” based on average lot sizes in Pemberwick, Archino remarked. A prospectiv­e buyer may be interested to know that the F.A.R. for the lot allows for expanding or building a home up to 5,749 square feet, he estimated. “It’s the perfect spot for a nice single-family, or the highest and best use could be a duplex,” he said.

The home’s one-car garage is accessed by a separate exterior entrance.

“The location is on the western side of town, in the Pemberwick section of Greenwich,” Archino said. “It is super-close to the park and a baseball field, as well as the Dorothy Hamill Skating Rink. I’ve lived on the western side of town and really loved it.”
