Major projects planned for Port Chester, Rye Brook
The year 2024 could well be remembered as the year when the Port Chester, N.Y., building boom really took off.
Large new buildings on Main Street were completed in 2023 but more are in the works; construction is expected to begin on big new development projects elsewhere in the village — all of which could have an impact on traffic conditions and congestion in neighboring Greenwich.
Plans for other residential, hotel and retail hubs close to the west end of Greenwich are also unfolding at the old United Hospital site off the Boston Post Road and at the former Doral Arrowwood hotel in neighboring Rye Brook, N.Y.
All told, thousands of new residents could make their home in the community adjoining Greenwich, some just yards away, others less than two miles, in the months and years to come.
Here is a look at some of the top development projects in Port Chester and Rye Brook.
Tarry Lighthouse, Port Chester
Just a block away from the Byram neighborhood of Greenwich, the Tarry Lighthouse project, a six-story building with 209 rental units and retail at 163-175 North Main St., finally cleared all the regulatory and legal hurdles and work began to build the structure in 2023.
The planned six-story building within view of the Byram River began when developers demolished a row of old businesses that previously operated along the business corridor in the village for decades, and concerns about traffic congestion were raised in Greenwich and Port Chester.
30 Broad St., Port Chester
The metal frame has risen at the new 36-unit residential building at 30 Broad St., across from the Port Chester train station, that will house a brew pub and 4,000 square feet of office space in addition to the apartments.
The project was marketed as a move toward “transitoriented” development, using close proximity to public transportation as a positive gain for the public.
United Hospital site, Port Chester
Years of negotiations and planning took place at the former site of United Hospital at 406-408 Boston Post Road following the closure of the medical facility in 2005. Eventually, the current developers, Rose Associates and BedRock Real Estate Partners, gained approvals for residences, a hotel and retail space at the 15-acre site.
The project represents the largest of the new developments coming to Port Chester, one that would significantly add to its population.
The proposal calls for 775 multi-family residential units, a 120-room hotel and retail space, 90 independentliving apartments and 110 assisted living and memory care units.
Demolition of the old hospital is currently under way.
Doral Arrowwood site, Rye Brook
The Rye Brook Village Board recently got an informal look at plans to demolish the old Dorral Arrowwood hotel at 975 Anderson Hill Road in Rye Brook, which closed in 2019, and to re-develop the site into a hotel with 220 room, 115 residential units, a wellness center and medical offices about a mile from the Glenville section of Greenwich.
A formal plan is expected to be filed soon, and the old hotel is likely to be demolished completely in six months.
The Magellan,
The marketing for The Magellan, with its 95 loft-style rental apartments at 108 S. Main St., is aiming at contemporary residential taste: loft-style apartments and work suites. It also has a roof-top lounge and a rooftop fitness center, as well as an outdoor recreation area.
The new structure is in the south end of the business district and was recently completed.
Port and Main, Port Chester
The five-story building at 1 North Main St. now dominates the approach to the business district from the south. Also appealing to the contemporary demographic, the 79-unit apartment building, just recently completed, offers open kitchens with stainless steel appliances, a fitness center and outdoor recreation space.
The building also offers views of the Byram neighborhood of Greenwich and the riverfront.
140-150 Westchester Ave., Port Chester
Music lovers from across southern Connecticut and the region may be impacted by plans for a large new 12-story building with 223 residential units across across from The Capitol Theatre.
Site-plan approval has been granted and according to the developers, 200 of the apartments will be market rate and the other 23 will be affordable at 60% of the area median income.
