Private Avon home in beautiful neighborho­od with unique floor plan and abundant curb appeal

here are many reasons to give the home at 42 Longview Road in Avon careful considerat­ion. Start with its location. It is in a beautiful neighborho­od in a town noted for its schools and services. It is close to many shopping, dining, and recreation­al options, near UConn Health, and about 38 minutes from downtown Hartford.

Then, there is the home itself. Its brick and cedar exterior enhances its abundant curb appeal while its large lot – slightly over one acre – features mature trees and borders town owned woodlands, providing an exceptiona­l sense of privacy.

As for the interior, it offers some highly appealing surprises, noted Caitlyn Cleary of William PittSotheb­y’s Internatio­nal Realty. She is the co-listing agent for this property.

“On one side, you have traditiona­l formal rooms,” Cleary said. While on the other side there is an open floor plan that flows through a spacious chef’s kitchen, which includes a large informal eating area and is open to a family room located half a flight up.

Enter the kitchen and the formality of the dining and living areas transition­s to a more contempora­ry, open layout. The kitchen features ample counter space, a large central island with a cooktop, a breakfast bar, and attractive pickled oak cabinets that match the hardwood floors. Double ovens, a large sink with views of the bi-level deck and woods at the rear of the home, plus space for a microwave oven, a large refrigerat­or, and a dishwasher, are also featured. The rest of the second floor, which is accessible using the main staircase, contains two more bedrooms, another full bath and the primary bedroom suite. There one finds two finished rooms, one of which could serve as a secluded home office, a children’s play area, or family gathering spot. The other finished room could become a home gym. In addition, the basement has a second set of stairs to the first floor, a temperatur­e controlled wine cellar with room for 1,500 bottles, and two additional unfinished areas that provide ample storage space.

“The builder really did a nice job,” Cleary said of the design and obvious care in constructi­on and finishing. “The home is in great condition and its price should leave room in a buyer’s budget for
