Beautifully Restored Home in Farmington Overflowing With Charm

- By Karen A. Avitabile

Atimeless, New England raised ranch in an established Farmington neighborhood is the perfect place to come home and relax. With nine rooms and a combined 3,424 square feet on two levels, this classic home has been well preserved and entirely updated to today’s modern standards and style. Located on a quiet cul-de-sac at 3 Laurel Lane, this impeccable home is priced to sell at $434,900.

“This home has been upgraded, professionally cleaned and strategically priced to meet the demand of the buyers looking for four bedrooms,” realtor Lisa Fagan said. “It’s a very well-established neighborhood of homes of all traditional styles. Most of the homes, with families and children, have been occupied for a long time.”

Inside the four bedroom, three bath residence, every nook and cranny has been lovingly restored and renovated, from door knobs to bathroom faucets. From the first peek in through the front door, the expansive upper and lower levels are visible at the same time.

Bamboo and other natural hardwoods, featured throughout the 1,744-square-foot main level, provide warmth and sustainability. At the top of the staircase to the left is an oversize dining room with a wood-burning fireplace, recessed lighting and stylish arched windows.

The spacious chef’s kitchen next to the dining room features off-white cabinets with plenty of storage, stainless appliances, granite counters, a tile backsplash, nine-foot ceilings, double sinks and a skylight which lets in tons of natural light. A center island with storage is perfect for prepping food or laying out a buffet when large-scale entertaining is underway. The kitchen also has space for a trendy coffee bar. A roomy dinette area with an off-white, built-in hutch cabinet and a built-in desk with seating is an extension of the kitchen.

Next to the dinette is an open and airy living room with a pellet stove that has the capacity to heat the entire home. It is conveniently tucked away in a corner and sits on a limestone hearth which seamlessly blends in with the limestone half wall behind it. The vaulted wooden ceiling with a fan features the same light oak color as the shiplap on all the walls, the built-in shelving and the cabinetry. Floor-to-ceiling windows at one end of the room and French doors at the opposite end let in light from the front and back of the home. The French doors exit onto the deck.

Off the living room is a spacious master suite accented by crown molding. There is a seating area and a large walk-in closet with built-ins. The modern tiled bathroom features granite counters, a seamless glass-door shower and lots of storage. Two additional large bedrooms and a full bathroom are located along a separate wing on the main level accessible by taking a right at the top of the staircase.

The home’s 1,680-square-foot lower level could easily host an in-law or au pair suite. At the bottom of the stairs is a flex room that would be ideal for a study/ home office, an exercise room or a music room. The comfortable and cozy family room is the perfect spot to hang out or to entertain. It is adorned by a full wall-length brick fireplace for ambiance. There is also a wet bar consisting of counters, cabinets and a small refrigerator.

Walk down the hallway and enter a separate room that has the making of a pantry with storage, open shelving, a closet and a full-size refrigerator. A full bathroom across the hall with tile on the walls and on the ceiling also serves double duty as a laundry room. The end of the hallway opens to an 11-by-22 bedroom with built-in corner desks. This space could also be used as a library, a den, an office, an exercise room or a bonus room.

The private backyard is equally impressive as the indoors. Take in views of the lush landscape and an extra-large, in-ground saltwater pool from your oversize deck decorated with a pergola. The pool’s mechanicals and pumps were replaced in the last few years. The private, fenced-in and professionally landscaped yard is dotted with mature trees and shrubs. It is easily maintained thanks to an irrigation system.

The property includes a freestanding shed convenient to the pool area. In addition, a large outbuilding for storage is attached to the oversize twocar garage. A long, paved driveway can handle lots of cars for parking when entertaining or hosting a pool party. A paver walkway extends from the driveway to the front door. The vinyl siding on the exterior of the home is accentuated by asphalt shingles.

The home is serviced by public sewers and water, and is very energy efficient with baseboard electric heat, central air conditioning and a large hot water heater.

Laurel Lane is easily accessible to Routes 9, 72 and 177, as well as Interstate 84. Shopping is only minutes away. For nature lovers, escape awaits at nearby Winding Trails for kayaking, canoeing, boating, biking on the rails to trails or a well-deserved beach day.
