Realtor ‘still teaching’ clients about the real estate market

A good house that is well priced will sell in the Houston market, whether it is a slower market or a fast-moving, frenzied market.

There will always be sellers who need to sell, and there will always be buyers needing homes here.

“It appears that the Houston market is stabilizin­g to a more normal or balanced market, with the average time on the market increasing along with the number of homes on the market. It is more of a buyer’s market than it has been,” said Nancy Moncrief, Realtor, Greenwood King Properties.

The holiday season is historical­ly a slower time of year as sellers are preparing for parties, family gatherings and holiday shopping, so they are less inclined to want to be showing their homes.

“However, there are buyers who want to close on a new home before the end of the year for tax purposes. Also, it appears that interest rates might be going up, which is en- couraging buyers to lock in rates now. Also, sellers might want to consider leaving their homes on the market this holiday season,” Moncrief said.

Moncrief was born and raised in Houston, graduated from Lamar High School and raised her children in the same area. This same area is her main focus area, which includes the Heights, Medical Center, West University, Bellaire and River Oaks.

However, she goes where clients are interested.

Moncrief has been in real estate for almost 40 years. Prior to real estate, Moncrief was a teacher, and was working in a real estate office after school and on weekends. The first Saturday she worked, a buyer came in and she sold him a house a week later.

“That is all it took for me to fall in love with this business. Even though I left the classroom, I am still teaching. I teach my buyers and sellers about the market, process and closings. I find the best clients are the most knowledgea­ble. The more they know the happier they are with their purchase,” Moncrief said.

Moreover, Moncrief is also known for her negotiatio­n skills, bringing the transactio­n to a successful closing, communicat­ion, being accessible, patient, kind, market knowledge, and putting her clients first.

Her business has been built on repeat business and referrals.

“I have had the privilege of working with three generation­s of several families. I am a profession­al who possesses the knowledge and tools needed to represent my clients successful­ly,” Moncrief said.
