Do homework when selecting remodeler
Finding the perfect remodeler can be a daunting task. As the homeowner, you have a vision of what you want your home to look like and you need your remodeler to fully understand that vision. You have to have a steady relationship with your remodeler, as it is basically a marriage throughout the duration of the job. It is crucial that the remodeling project is a good fit for not only you, the homeowner, but also for your remodeler as well. Here are five important tips to remember when choosing a remodeler.
Establish credibility and authenticity
Confirm that the builder carries liability and builder’s risk insurance, and determine exactly how much liability insurance. Ensuring that your builder has insurance will protect you from increased liability associated with your project. Anyone working on the remodel could get hurt, so make sure your remodeler has the proper insurance documents. Then, ask your remodeler who the on-site supervisor will be and if that person holds any designations through the National Association of Home Builders (NAHB) or a college accredited school. Ensuring that your remodeler carries insurance and holds a credible designation or degree is an imperative step to ensuring you will be working with a reputable company.
Get to know your remodel team
A lot of hands are involved in the remodeling process and you should know which of the remodeler’s team members you will be working with for each step. For instance, you’ll want to meet your selections team, so you know who will be helping you choose the tile in the kitchen or the faucets in the master bathroom. Remodelers often have a list of vendors that you will collaborate with on these decisions, so ask for this list and if there is a dedicated salesperson at each vendor location. It’s possible that someone on the remodeler’s team will be your main point of contact, so make sure you clarify who you’ll be working with throughout the process. You’ll want to make sure the vendors have products in line with your style in addition to making sure you trust and respect each party.
Determine a timeline and discuss the process
Your remodeler should complete your remodel in a timely manner. Simply ask what his or her timeframe will be to complete your project. Their schedule should align with your expectations and desires. The remodeler should also explain the entire process and how long each step will take. If possible, ask to see a completed house and/or a house currently under construction by your remodeler, as this will give you a first-hand taste of their work and style. At the end of the day, your remodeler should be as upfront with you as possible about the process and what it takes to get to a great end result.
Know the costs of the remodel
You may find the perfect remodeler and want to sign the contract immediately, but before you make that commitment, ask for a general idea of the approximate costs to implement your remodel. Keeping the costs within your budget is important, so that at the end of the day, both you and your wallet are happy with the results. You never want to overpay for a project; however, quality of work and a great team is worth the additional costs. When comparing different bids, it is important to make sure the scope of work from each remodeler is consistent as that can often cause a big difference in bids.
Ask for references
Don’t hesitate to get outside opinions on your remodeler. Doing a quick online search for reviews or testimonials will give you insight into their past work. Getting thoughts and input from other professionals or past customers will give you better insight into finalizing your decision.
