Ces Guerra’s goal is to exceed his clients’ expectatio­ns

The real estate industry has stayed busy, as people continue to relocate here for different reasons, such as jobs, closer to family, warmer weather, and/or the cost of living is less than most other areas around the country.

“I had one client relocating from North Dakota, and looking to buy in Conroe. Another client was interested in the Inner Loop after moving here from Los Angeles, and there are others,” said Ces Guerra, a Realtor with Better Homes and Gardens Real Estate Gary Greene.

Also, there seems to be a new trend for smaller homes.

“The market for homes of $400,000 and up appears to be slowing and homes under $400,000 are in demand. In fact, some homes under $200,000 are sometimes seeing multiple offers and are going fast, especially those in prime condition,” Guerra said.

Today, people are buying homes in a lower price point than what they could afford. In fact, homes in the $100,000 to $150,000 range are seeing high activity.

Guerra has been in profession­al sales for 30plus years, and the skills he brings to his clients are appreciate­d and result in numerous referrals from satisfied clients.

With his past business experience, experience in real estate, additional classes, and certificat­ions in real estate, plus his knowledge of Houston and the market, he is able to walk his clients through the entire process, making it as smooth as possible.

He surrounds himself with a team to assist his clients in having a positive experience.

For example, he has relationsh­ips with experience­d mortgage brokers, escrow officers, inspectors, repair people, and other real estate agents, which his clients find beneficial.

Guerra is known for his exceptiona­l communicat­ion skills, and ensuring clients understand each step of the process.

Guerra, a U.S. military veteran, also is a Certified Negotiatio­n Expert and Luxury Home Specialist.

He works with clients in all price points, from first-time home buyers to those looking for multimilli­on-dollar homes.
