Law firm finds timing is right to land atop Galleria-area building
Andrews Myers has signed up for the top two floors of the recently completed 1885 St. James Place in the Galleria area.
The30,102-square-foot penthouse lease caps off close to a yearlong search for the law firm, which specializes in construction and was familiar with the building’s developers.
“It was perfect timing that our longtime client and friend Dennis Nelson and the Mission Cos. had partnered with another longtime client and friend, Tellepsen Builders, to develop 1885 St. James and that the building became available within our lease window,” Patrick Hayes, managing shareholder at Andrews Myers, said in an announcement.
The 15- story building, developed by Nelson M ur ph ree Legacy Partners, a venture of Dennis Nelson, Dennis M ur ph ree and other partners, sits among mostly low- to mid-rise office buildings from the 1970s in the San Felipe Green development, just south of the T angle wood neighborhood. The developers are primarily targeting smaller tenants, from2,000 square feet to 12,000 square feet.
The165,000-square-foot building, which has nine floors of office space above six levels of parking, is 27 percent leased. Other leases totaling 10,000 square feet include a national financial services firm and a Houston- based family trust.
Chrissy Wilson and Russell Hodges of JLL represented the ownership ,1885 St. James Place Partners, in the leases.
The building represents a fraction of the nearly 6 million square feet in 14 buildings being completed in Houston this year and next, according to commercial real estate firm Transwestern. That includes recently completed buildings for Phillips 66 and BHP Billiton and buildings under construction for Amegy Bank and Land ry’ s along West Loop610.
1885 St. James, which broke ground nearly two years ago, was previously the site of the Courtyard at St. James, a longtime venue for weddings and events, and before that, Elan, a club catering to the social elite during the early 1980s oil boom.
