Higgins relies on market data analysis for his success

Rory Higgins, Realtor and CEO of Houston Castles, confesses he is a bit of a real estate nerd.

“I am known for analyzing market data and turning it into charts and graphs. I find it interestin­g and challengin­g to create an advantage for my clients from the same data that others have. That certainly makes it easier for me to keep my team trained on staying sharp,” Higgins said.

In the last 18 months, the supply of homes on the market in the Houston area has increased by more than 50 percent, giving buyers more choices.

And one of those choices is a home Higgins has listed at 1802 Forest Gate in Sugar Land.

“This home has nearly 12,000 square feet on 1.4 acres. This is one of the largest homes in Fort Bend County. It is positioned at the very back of Greatwood’s Estate Section. This home took two years and two builders for completion. One of those builders was Steve Fuqua,” Higgins said.

The homeowner’s insurance company hired an appraisal group, which determined the replacemen­t cost of this home to be $6,002,000.

This does not include the 1.4 acres. The current selling price is $3.2 million.

“This home is a mustsee, and is exceptiona­l,” Higgins said.

After his first year in real estate, while working for a large real estate firm, Higgins was named the company’s Regional Rookie of the Year for the South Texas Region.

By his fourth year, he said he was ranked in the top 1 percent of Realtors nationwide, according to the National Associatio­n of Realtors. Since then, he has continued to achieve success and receive numerous industry awards locally and nationally.

He has been featured on-air by Houston radio stations as a source of insight on Houston real estate and featured in local publicatio­ns, including the Houston Chronicle.

Prior to becoming a luxury-market Realtor, Higgins spent 4½ years as vice president of marketing and operations in the mortgage industry.

A real estate investor for more than 10 years, he also is a U.S. Marine veteran.
