Creative services firm gains ‘bells and whistles’

When creative services firm Moroch set out to find new Houston office space, there was no shortage of options.

The company, which handles marketing for companies such as McDonald’s and Insperity, has leased 5,300 square feet in the Central Square re developmen­t at 2100 Travis.

Early next year, the company will move 1.2 miles south of its downtown offices in a historic building on Main Street. Employees will get a modern workspace with high ceilings and lots of glass, while its clients will have easier access to parking.

“It’s got all the bells and whistles of a new building,” said Jim Buddrus, a broker with Swearingen Realty Group whoreprese­nted Moroch.

AvidXchang­e, an automated bill payment solutions company, has leased 5,000 square feet in the building. Drew Morris of Savills Studley represente­d AvidXchang­e.

Since buying the 2100 Travis property three years ago, Houston-based Claremont Property Co. has fully renovated the building, which has 20,000 square feet of retail space on the ground floor. The building was developed by oil tycoon Glenn McCarthy in the mid-1950s, but it had fallen into disrepair after sitting vacant for more than a decade.

So far, 36,000 square feet has been leased and 250,000 square feet is still available, according to Transweste­rn, which represents Claremont Property Co. in the office leases.

Powers Brown Architectu­re, Jack Nadel Internatio­nal, Mass Mutual and Daniel Horowitz LawF irm have moved in. In the retail portion, Malawi’s Pizza is expected to open early next year.
