McNeill finds sales success in thriving market

It’s time to get your home ready for fall, especially for those with a home on the market or thinking about listing their home.

“The Houston housing market continues to be hot. However, interest rates may be on the rise in the near future, so now is the time for sellers and buyers to finally make that decision and list or purchase that home, either upsizing, downsizing, or starting fresh in a new part of town,” said Monica McNeill, a Realtor at RE/ MAX Metro.

Before putting your home on the market, McNeill does have a few tips:

“A Realtor who knows the area is an excellent resource to provide a market analysis to ensure your home is priced right for today’s market. Also, visit your local nursery and consult with a profession­al as to how to enhance your garden with fall colors and greenery. This will give your home an improved curb appeal,” she said.

Another tip is to visit a local hardware store and ask a profession­al how to best give your exterior and interior a fresh look.

This might be fresh paint, new flooring, updated pulls for your cabinetry, etc.

“Having your home feel inviting during a showing is important. This is achieved by having candles burning, decorative seasonal decor such as pumpkins, or Christmas greenery throughout the house, without the appear-

ance of clutter,” she said.

Most important, though, is to have the overall look be clean and updated.

“I suggest sellers go online and look at comparable houses in their area and see the condition of the properties for sale and how they compare to your home,” McNeill said.

The key to selling your home is pricing it right.

“If your home is on the market for more than 30 days with no offers, it is time to reassess,” McNeill said.

If this happens, meet with your Realtor and ask for a market update for the past 45-60 days, to com- pare recent competitiv­e pricing and updates.

“Often, people price their homes higher than market value, to have room for bargaining. Yet, this can keep some buyers at bay. So, consider refreshing your landscapin­g, more updates, and most of all, reconsider your home price,” McNeill said.
