Alison Loughlin’s knowledge benefits real estate investors
Alison Loughlin, a Realtor with Champions Real Estate Group, works with real estate clients in whatever area their interest and goals.
She has over 10 years of experience managing investment properties in the Greater Northwest Houston area, buying and selling for investors, as well as managing properties for landlords.
She also thoroughly enjoys working with families, couples, and individuals looking for a new abode.
However, many of her recently clients have been those interested in real estate investments.
“With interest rates being low I have found there is a lot of interest for people becoming first time-investors, and buying their first homes to rent.
“I help them set expectations regarding how much they can realistically rent their property for, and what expenses to be aware of such as insurance, repairs, taxes, HOA fees, and make-ready and letting fees. I want my investors to be educated and pleased, as they purchase a property that becomes income producing,” Loughlin said.
Loughlin also educates investors on the rules they need to be aware of and be in compliance with when they become a landlord, such as referring them to the Texas Property Code section on rental properties.
“I work with several experienced investors in finding new properties to add to their portfolios, as well as listing their homes for rent,” Loughlin said.
Loughlin has been a landlord since 2004 and owns several rental properties. Therefore, much of her advice comes from personal experience.
Loughlin’s primary focus area is the greater Northwest Houston area an area she calls home. This area includes The Woodlands, Tomball, Magnolia, Spring, Willis, and Conroe.
Loughlin also works with home buyers and sellers and her clients appreciate her knowledge from being on both sides of the table as she has bought and sold numerous properties.
Clients appreciate her being able to simplify the house hunting process, due to knowing the areas, residential listings and the homes on the market that offer the amenities clients are seeking.
Most of all, Loughlin enjoys the smiles and happiness of all her clients after a closing and is thrilled she was able to help each one find the home that met their goals and dreams.
