McNeill believes new-home buyers need representation
New construction is on the rise, which is apparent for anyone driving around the city.
Monica McNeill, a Realtor with RE/MAX Metro offers many tips to those buying a new construction home.
“First and foremost, it is important for buyers to have representation when working with a builder, who is also the seller. But there are many other reasons too,” McNeill said.
Realtors working with a buyer will also check the builder’s reputation and any lawsuits filed against them by a buyer.
Realtors will also complete an area market analysis to ensure the buyer is paying the right price.
“Realtors also will negotiate on pricing, other amenities such as a fence, landscaping, paying the title policy, and other items,” McNeill said.
Even if the house is new, there could be deficiencies. Therefore, it is important to have a professional inspection just in case there are problems, which the buyer can request the builder to correct.
“I cannot emphasize having an inspection enough on a new home. Realtors can provide you a list of inspectors, preferably an engineer, for the buyer to choose from,” McNeill said.
Moreover, if the purchase is made prior to building, the inspector should be hired to check from the pouring of the slab to its completion.
“The inspector will visit the property during construction to make sure electrical wiring and plumbing are installed correctly, and the a/c and heating is adequate for the square footage of the home,” McNeill said.
If the home is completed or almost completed, an inspector will do a thorough inspection to make sure the foundation, electrical wiring, a/c and heating system, etc. are all adequate and working.
“The builder in re- quired to provide a 2- to 10-year builder warranty to be delivered at closing.
The 10-year builder warranty should cover structural problems should they occur down the road,” McNeill said.
