specialist­s make a move less stressful

Houston is such a vast city that offers so many lifestyles, housing options and prices.

When moving to a city the size of Houston, knowing where to start the process can be very overwhelmi­ng. That’s why it is important to work with an experience­d Realtor, who is an expert on the Houston real estate market.

If the move is an employment-based relocation, then it is critical to work with a Realtor who is a relocation specialist, because that Realtor will be well-versed on the corporate relocation process.

Anne Incorvia, executive vice president of John Daugherty, Realtors, said her top tips for people who are moving to Houston are:

• Ensure that finances are in order,

• Work with a Realtor who understand­s the market,

• Educate yourself on the market,

• Begin research early,

• Set priorities, and

• Understand how length of stay can impact investment.

“First, I recommend that they get their financing squared away early, so that if they find their dream home, they can make a competitiv­e offer very quickly,” Incorvia said. “Then, they need to begin the process as soon as possible with a Realtor who they can build a relationsh­ip with, and who can help educate them on all aspects of the market, and help put their fears aside.”

She said that since Houston is such a vast city that offers so many lifestyles, housing options and prices, people need to prioritize their requiremen­ts before looking for a home.

In most cases, the top priorities tend to revolve around schools, commute time and lifestyle.

“They also need to know how long they will be in the home, especially if it’s in a new developmen­t that is not completed, because they don’t want to end up competing with new constructi­on when they get ready to sell,” Incorvia said.

Lynn Scott, relocation director at Greenwood King Properties, said she is always reminded of how intimidati­ng moving to Houston can be.

When she moved back here after being away for 20 years, she said that a simple trip the Houston Visitor Center proved to be extremely useful.

“The Houston Visitor Center in downtown Houston is just amazing. They have tours that launch from there, and the people who work there are so helpful,” Scott said. She added that it was a good reminder for her of the many things that Houston has to offer, and that she always tells people to be sure and plan some fun activities while they are in Houston for the home-finding trips. When looking

for a home, Scott said there are certain factors that relocation clients need to consider.

“First, if they are buying a home, they need to make sure that they are working with a relocation specialist, because that agent will add value to the relocation process,” Scott said. “The second thing is that they should absolutely try to live as close as possible to their job, or consider a reverse commute.”

Finally, because of Houston’s many days of annual sunshine, Scott said that when looking at homes, that people should make note of the rooms and windows that have east and west exposure.
